Upon arrival, looked charming and quaint. Esplanade, the basement room, had dirty carpet, full working kitchen did not have a coffee pot and drawers had dirt and hair in them. The closet door was falling off. Window had a crack in it and leaked during a rainstorm. Beds were comfortable. Good location.

Great location, within walking distance of Fenway, Downtown, Beacon Hill. We stayed in "University" room, it was clean, comfortable beds. It's a budget guesthouse, if you're expecting the Hilton then the problem is yours not the accommodation.

The basement room was dark, outdated and generally disappointing. Location was great, but I agree with other reviewers that I did not get my money's worth. The staff was sympathetic, but couldn't do much to help improve the situation.

I stayed here for a night in September, staff is friendly and I left my luggage before checking in as I arrived early during lunch time.Stayed on the 2nd floor bunkerhill room near to stairs. The location was good, the room was tidy enough but the bed in the Hamilton room was a mere full size and so hard you couldn't lay on your side without waking up sore. Don't mean to be mean but how about a bed upgrade.

Worst experience in a hotel for decades. It was dirty (carpet, walls and bathroom). The staff was not helpful and not really welcoming. The wifi did not work in the room.
