All the comments about the owner are spot on, he is very helpful and welcoming and so is his wife. Impressive breakfast spread on the top floor with great views across the rooftops. Very good value but not a good idea if you have any difficulty with stairs.

We read about this B&B in the Lonely Planet Sicily guide and they mentioned how helpful and pleasant the proprietor was. They weren't wrong. We stayed at Giovanni's recently when cycling through Sicily. Giovanni couldn't have been more accommodating allowing us to store our bikes upstairs in their apartment and providing us with a fantastic breakfast before we left. Owner Giovanni is exceedingly kind and helpful. Drove us to Villa Romana, helpful with onward connections. Creates welcoming congenial atmosphere among guests. Modest but clean room. Tasty breakfast, including products like pistachio spread from his enoteca. A small hotel in the old section of town. Giovanni is delightful and very helpful. Delicious breakfast in a fun atmosphere. Easy to get to Villa Romano, if buses not running Giovanni will take you, also to bus stop. Find the local restaurant on the left side of the square in the far corner.

We stayed at B & B Umberto for one night and found the owners extremely welcoming and hospitable. Giovanni went out of his way to make our brief stay comfortable, even driving us to the Villa Romana, and then to the bus stop the following morning. We had a great stay here, arriving in Piazza Armerina without a pre booking we drove around and followed the signs to Umberto 33. We stayed here for one night. Giovanni found us in the main square of town, looking lost (he owns the enoteca right on the square) and offered us a room in his nice little place. We found this great little B&B in the lonely planet guide, as there were no reviews on this site, we were a bit wary, but it worked out great. The LP review was spot on.
