It has been months since our visit to Caledonia Farm and I too like another reviewer have struggled with writing my review. There is no doubt that the Inn is historic and that Phil is an interesting host. The setting is amazing and Phil needs to be commended for his work in preserving its beauty for generations to come. We... More

This is truly a special place, a refuge of exceptional natural beauty and refinement. It is no accident that this charming B&B—recognized by the national historic registry—sits in the midst of unspoiled scenery of such beauty, since the proprietor, Phil Irwin, has donated vast expanses of surrounding land as conservation easements. Phil is a leading citizen of Rappahannock County, the... More

We are delighted that our guests, now friends, think highly enough of the Caledonia Farm-1812 B&B experience to regularly return and to bother to write a review...no such requirement is needed to enjoy either of our 200 year old suites and 30 years of hospitality. More

I feel conflicted writing this review. On the one hand, I feel a certain amount of pity for the innkeeper, Phil, and therefore feel bad writing a review that could harm his business, but on the other hand, I feel an obligation to warn people of what you're getting into if you stay at Caledonia Farm/BnB-1812. We attempted to stay... More

Since I am a sole proprietor, reserving guests are asked to predict an approximate arrival time and if more than an hour early or late to please call. Appropriate welcome hospitality awaits all those showing such basic courtesy. Caledonia Farm-1812 does not have a front desk. Guests expecting a delightful farmstay at an historic 200 year old landmark are invited. More

We were in the area for an event and decided to stay at the B&B versus a generic chain hotel. There is a 2-night minimum due to leaf-peeping season so we decided to make a weekend out of it. We were met by the charming host who showed us to our second floor suite: creaky stairs, 'house mouse' toy, small... More

My husband and I stayed here on a weekend in August. We thoroughly enjoyed our time at Caledonia Farm and with the host, Phil. We were in town for an event, so we didn't get to spend as much time at the Farm as we would have liked. We were disappointed that we didn't have a chance to tour the... More

Caledonia Farm was a true delight. My gentleman friend, Wim, and I spent this past weekend at the farm along with Wim's brother and sister-in-law. We spent two nights in the two bedrooms located on the second floor of the original building with a shared bathroom. Both rooms were spacious, clean, and well appointed. Sharing the bathroom was not an issue... More

What a beautiful and genuine country B&B! My fiance and I stayed at Caledonia Farm this past January upon celebration of our engagement. Though the weather was cold, the atmosphere in the house was warm, and the surroundings breathtaking. The house itself has a cozy kitchen, with letter magnets on the fridge, and the odd newspaper clipping here and there.... More

Absolutely authentic experience of a 19th century living. Almost like living in a museum. The house which is 200 years old is very well maintained and beautifully decorated. A great weekend destination or a place to bring friends (especially visiting from the overseas as it is makes it a great and very unique cultural experience). We stayed there 3 or... More

A charming host, Phil, at a very historic 1812 farm. More than 2 miles of stone fence surround a beautiful setting. I recommend this B&B because Phil goes out above the call of duty to make your stay a great one.

Caledonia Farms in Flint Hill, Virginia was absolutely gorgeous! We loved our stay. Phil Irwin was a wonderful host, and directed us to many memorable events. He also pointed to some wonderful restaurants, and provided us with a personal breakfast each morning. The breakfast was provided in a cozy nook overlooking the farm and its breath taking mountains. We traveled... More
