Water tank directly overhead and very noisy. Fans outside too noisy to open window. Blind broken. Terrible nights sleep. Never coming back. Floor very creaky. Separate bathroom was poor. Blind broken, loo moving, no shower curtain.

I don't know how people can moan about this place, after all the Harry's Rock walk would be a very thirsty affair without it! A group of us, have a walk once a year from the ferry to the Banks Arms and back. Every year, we stop at the Banks Arms for lunch and every year we say never again. This time, we really mean it. The food is less than average, expensive and the staff completely indifferent. Great views but that's it.

Stopped off at the Bankes Arms halfway through a walk from Poole to Swanage. It happened to be a great day so we are outside. Can't think of a better spot for lunch on a spring day than this. Sitting out on the lawn overlooking the sea and eating the best bass I have had for ages with my french guests was great.
