I thought this place was pretty clean until I took a shower and there were hairs all over. It was really gross. The towels were also pretty dingy. Many problems at this location, many of which could have been avoided: Very small rooms along with rooms twice the size that cost the same amount. Stubbed my toe on furniture placed too close to bathroom. Had to store suit case on the floor. Lousy and stale breakfast offerings. Poorly washed coffee cups offered for use to guests. This place was one of a handful still with vacancy for a last-minute Memorial Day weekend trip to Newport. I paid $170 a night (AAA rate) which is pricey but understandable given the holiday weekend. Nice little hotel with large rooms located just 100 yards from the Newport city limits. Some reviewers have complained that the neighborhood is a little rough, but to me it looks like a typical New England middle-class neighborhood. Very well located within several minutes of all the Newport attractions.

Within 10 minutes of Newport mansions! Don't let the location fool you. Booked directly with the hotel website (Travelocity rate was $78). Booked rate at the hotel website was $70!! Great rate. Stayed here for a night while touring Newport and Cape Cod. Asked for a "quiet room as travelling with infant" and were given the room at the end of the hall (10) which had plenty of space and a fridge/microwave.
