Ray is a welcoming and helpful host. He gives useful information about places to visit and he cooks a good english breakfast. The room was very clean and guests have a private access. We have been visiting the nearby "Eden Project" and needed a lodging for just one night. The B&B is easy to find and Ray was a very helpful host. Ray could not have been more welcoming or helpful. Very central to town and rail. Good bus service all with in a shot walking distance . Very clean, all rooms are well presented. Good breakfast and just a nice place to be.

Stayed here at short notice on business overnight. Good comfortable room, with good parking facilities, and handy for St Austell Centre. Ray was very welcoming, breakfast very good. Would use this again if visiting either on business or leisure.

Stayed here midweek en route further south. Ray was very welcoming and friendly and because I was leaving early the next morning, even made me a packed breakfast. Agree with Stevie777 forget your Premier Inns or Travelodge and go for a stay somewhere with more of a personal feel to it.

Stayed here a couple weeks back, house was easy to find, plenty of parking, room was comfy, breakfast was good, but dining hall was very chilly, I am not normally one to worry about the cold, would stay again

I stayed for a couple of nights at beginning of November. Ray is a very welcoming host, with lots of information about sight seeing and places of interest etc. The location is excellent, so near to the centre where all the shops are. Great B+B clean tidy and a good location to walk into town. If you visit St.Austell this is a must stay for any traveller on business or pleasure. I was on business and needed a stop over before continuing my journey to Bodmin and Plymouth . Forget Travellodge etc. Great Breakfast and a great host.

Genuine 15 minute drive from Eden Project and Lost Gardens of Heligan. An ideal base for exploring the area. Visitors have their own private entrance at the rear of the house, via an enclosed court-yard, full of flowers for much of the year.Breakfasts are served in the dining room in the front of the main house.
