We went for son's birthday and booked two rooms. The rooms were clean and the staff was very friendly, especially the night watchmen. This is a very nice, clean, fairly modern hotel right in the heart of things in San Juan del Sur. Our rrom on the third floor was clean, bright, comfortable and with cable TV and free internet. For the price and the view, we could not have done better. Free breakfast at the hotel across the street - options including American, Nicaraguan, Continental with coffee and small juice is a good value. I had a 3rd floor room with a good view of the beach. However, the balcony was shared by all other 3rd floor guests and the stairs were narrow and steep. The service was average at best and the main desk was often left unattended permitting anyone to enter and walk up to the rooms
