Many of the reviews that we have seen spoke of breakfast but due to personal circumstances the Regency no longer do them. We thought this would be a major disadvantage but dont be put off as this is a very nice place, modern, clean, well decorated and kept. As for breakfast across the road is a Harvester pub called The... More

Visited for the first time in July 2013, sorry it's taken a while to put on the review! What can I say? Regency Guest House truly deserves all the 5* reviews and No. 1# rating it has achieved. Excels across the board for exceptional customer service, accommodation, great value and breakfast. Why stay anywhere else? My husband and I booked... More

What a great find! A great welcome on arrival, a very inviting place to stay. The overall decor and attention to detail in the bedrooms and the communal areas is superb. Lots of care has gone into this guest house, little touches like the filtered water for tea/coffee in the rooms and toiletries in the bathrooms demonstrates their attention to... More

Like some others, I booked the Regency based on the reviews left by other people. However there were some other recommendations that made my mind up too - it was practically on the sea front - parking was to be had somewhere close (and free of charge) and it was near to my business location which was in central Littlehampton.... Well what a find!! A spur of the moment choice and what a choice it was!! Both myself and my partner were greeted at the door, shown to our delightful and quirky room. Whilst the room was classed as the standard, it was hard to see what was standard about it, stylish n art deco!! Gob smacked and so happy... More

Stayed 2 nights June 2014 in balcony room. We chose Regency Guest House because of previous reviews. Hosts were very attentive and breakfast nicely presented although we absolutely hated being allocated a time we could come down. Toast only just - very under done. Spacious room although bathroom tiny - property is what it is. Balcony area was quite grubby... More

We stayed in the Balcony room for two nights. The room have a great view of the lake. Everything in the room was perfect and the attention to details is amazing. Breakfast was a delight with homemade bread and the delicious Egg Florentine. The best breakfast we had during our trip in England. Nicole and Marina made us feel very... More
