This is beautiful place to stay at. The rooms are comfortable and spotlessly clean. The breakfast is excellent: lovely bacon and eggs, and home-made marmalade with your toast. The garden is outstanding, and you breakfast in a sunny conservatory. It could not be better. This is a place to which people return again and again.

We stayed here to attend a family wedding in nearby Forest Row. Everything was perfect, from Dee's warm welcome (coffee and home made cake) to the comfortable room, the delightful garden and probably the best breakfast we have ever had. We felt more like old friends than paying guests. Couldn't fault it, and would definitely stay here again.

A warm and welcoming home central to many of southern England's most beautiful gardens. We stayed for five days in a tidy, comfortable room with a balcony overlooking Dee's own amazing garden, a wonderful place to begin the day after a delicious breakfast in the solarium. It is a brilliant home base for a holiday in Sussex.

Stayed here for a work placement at Cat's Protection 5 nights September 2014 - perfect location, just 15mins walk. Honestly, it's more like staying with a host family than staying at B&B. Group of six of us arrived late in the evening after cycling from London. Immediately made to feel at home by the delightful owner. Stayed here with some friends during a cycle ride to Paris. Arrived exhausted but after dinner at the local pub, we received a very warm welcome at Holly House and slept extremely well in comfortable beds in pleasant rooms. Breakfast was a veritable feast. The house is a quirky old cottage set in delightful grounds. The owner is delightful.

It is almost worth staying at Holly House for the home-made marmalade. The bacon and the gardens are outstanding as well, but so is everything else: clean, comfortable rooms, a warm welcome, a superb breakfast and a delightful hostess. This is one of the most refreshing places at which I have ever stayed. Try it.

On a cold night in February we stayed in Holly House to be near Gatwick airport before taking a flight to Antigua in the morning.
