Oddly the kitchen and bathroom are on the ground floor and the living room and two bedrooms are on the 1st. The single beds are comfortable and the rooms well heated but the water low pressure . Nicely placed on the edge of Spittal

Had planned a one night stay and stayed for two. Kathleen and Jimmy were lovely hosts and the rooms are comfortable and clean, very good breakfast. Would definitely visit again. Chocolate in the evening is a very nice touch.

booked through Sykes cottages,a right little gem attached to the rear of the b&b.spotless,had everything we needed.an ideal place for exploring north and south of the borders.had a brilliant week,and took away many fond memories

We had a wonderful 1 night stay at this cute B&B. Very good service, wonderful breakfast and a nice quiet nights sleep. Kathleen was a wonderful hostess and gave us recommendations for where to eat in the village for dinner. Bathroom is a little small, but is certainly adequate.

What a wonderful B & B. Spotless and of the standard of a hotel. The owners are really friendly and nothing is too much trouble. Rooms are superb and the breakfasts are of a brilliant standard. My wife and I spent two nights here in April whilst visiting relatives in berwick. The whole place was excellent, plenty of parking, immaculate room, fantastic breakfast, the owner was a very helpful and friendly lady and nothing was too much trouble for her.
