We were booked into Hollybank House by the owner of another B&B that we were due to stay in as due to unforeseen circumstances we couldn't stay there. Hollybank House was lovely with stunning gardens & views especially of the deer. Our hosts were very welcoming and breakfast was superb - really enjoyed their homegrown apple juice.

Delightful miniature stately home. What a surprise when you reach it. Set in its own secluded grounds yet close to Portsmouth. Splendid rooms and splendid breakfasts. A taste of gracious living from another era. Very welcoming hosts.

There were three of us from Australia visiting our Aunt in the very quant fishing village of Emsworth. The beautiful old stately home is set on 10 acres of land bordering on the forest. Deer and foxes frequent the stunning grounds. Whilst it's a 20 minute walk to the village (3-4 mins by car) we were well looked after by... More

Read the reviews, they are right! Comfortable, pretty and spotless accommodation, a very warm and friendly welcome, and beautiful surroundings. The beds are gorgeously comfortable, the water always hot, and the breakfast delicious (with gluten-free if necessary, thank you so much). Nil traffic noise, just lovely birdsong. Five star sleep! We were there for three nights around New Year, and... More

Hollybank b&b is a beautiful Georgian Grade II listed country house immersed in the countryside. We were warmly welcomed by the owners Viv and Anna and shown our room (family room) that exceeded our expectations : very spacious and elegant with wonderful views of the garden and, in the distant, Chichester harbour. In the morning, we spotted a few deer... More

Beautiful house, very clean and well kept. Outstanding the lady serving breakfast. A bit peculiar the couple who owns it. We would stay again if we will be visiting the area. Be aware that the taxi companies are not very puntuale and reliable

Hollybank House is a charming and characterful Victorian mansion set in wonderful gardens, very close to Chichester and all the numerous sights in that area. We held a 50th wedding anniversary for our parents there and it proved the perfect spot for this kind of gathering, delicious breakfasts in the grand dining room, drinks on the verandah in the evenings...
