Don't expect the comfort of a modern hotel here, but what a lovely place. The house and grounds are magificent, rooms are comfortable and the hosts are very kind. This was a lovely B&B, just on the outskirts of Emsworth/Westbourne. so its very handy for Chichester, Portsmouth, the South Downs & the waterways around the Islands/ harbours. One of the best bed and breakfast places we have stayed in. The room was so big and comfortable and the ensuite the same. We had the "green" room-overlooking the extensive rear garden. What a lovely home and B&B. The hosts were both charming and professional. Enjoyed the home and the delicious breakfasts. Our room was three single beds, with private bathroom down the hall. We were booked into Hollybank House by the owner of another B&B that we were due to stay in as due to unforeseen circumstances we couldn't stay there. Hollybank House was lovely with stunning gardens & views especially of the deer. Our hosts were very welcoming and breakfast was superb - really enjoyed their homegrown apple juice.

Delightful miniature stately home. What a surprise when you reach it. Set in its own secluded grounds yet close to Portsmouth. Splendid rooms and splendid breakfasts. A taste of gracious living from another era. Very welcoming hosts.
