A good position for the main theatre and a few minutes from the sea. The owners are helpful. The room was a bit dusty and it can get cold at night but the heating worked fine, the bed was comfortable and quiet. This is a big old house and is what it is. Breakfast was good. Was greeted by really friendly owner Barry nothing was too much trouble. Lovely room clean and bright, bed was very comfortable.Breakfast was plentiful and very tasty. Great position only a 5 min walk to town and seafront but in a nice quiet location.Will definitely be going back.

The Beeches could be a lovely B&B - its well located near to the town centre and theatres (the reason we were there) and Liz and Barry were friendly and helpful. My single room was upgraded to a lovely double, very clean and generous with modern features and a SUPER comfy bed. Liz and Barry were very welcoming and kind, I felt very comfortable throughout. Many thanks!

Stayed here for 5 days I was on my own and Liz and Barry were very helpful with places to go and places to eat they always had time to chat. Very close to sea front and walking distance from the town over all a lovely B&B would stay again

Only used one room but have never been so cold. Too cold to even take a shower even if there had been enough space in the shower room. Light in there stopped working so torch was needed over night. Couldn't use the loo without banging your shoulder on sink. Breakfast was the only saving grace. Sooooooooooo let down.

As discussed at breakfast we were not made aware of the room being cold or light not working, we would have happily added a heater and repaired the light, or moved you to another room. it could have been easy rectified if we were informed....This is a Victorian building which has been converted into a guest house not a purpose... Very friendly family run b&b,clean,comfortable,good value for money , the breakfast was very good quality and served with a warm smile ,was made to feel very welcome and will return in the summertime with the family

Having had to visit Clacton in an emergency following my mum having a heart attack, we needed somewhere reasonably priced to stay. Usually when visiting Clacton, we stay closer to the sea front but the noise of the sea gulls is enough to drive you to despair! As The Beeches is just that little bit further away, it was so... A great location near the seafront, pier, shops and restaurants. Lovely friendly owners who made us very welcome. Our room was clean & comfortable & reasonably priced. We found the parking convenient & the full English breakfast was delicious!
