Lovely hosts, room was lovely and warm, beds comfy, what more can you ask for. Dogs welcome at a small extra charge. Free Wi-Fi that works. Just a very short walk to the pier and sea front. It doesn't come better than this at the price. Recommend to all.

was tranferred from another bb. Place a little dated but new owners are very friendly. place needs a general tidy up. Clacton beach is 20 yds away anf there is some local traffic systems to negotiate. parking available in property but maybe full.

The rooms are beautiful, the owners are personable and Clacton is perfect to just relax and be a Brit. Short distance from the hustle and bustle of Southend, but the perfect seaside town for those unable to walk too far

Small distance to the beach and great breakfast (orange juice, cafe, cereals, and english breakfast). The celing of the room not clean, full of spider's webs. In just one night I saw 4 spiders, quite big.

We parked our rather large car, at the back of the guesthouse with no problems and was greeted by the owner who was very friendly and accommodating. Perfect position just across the road from the beach and pier and a short walk to the town. Parking for guests meant we didn't have to worry about our car. Going on past reviews we looked forward to the helpful service. Arrived at 11.30am to find door closed and no answer to the bell, knocks or phone. We stayed in The Sandrock at the end of June and found out we were the very last customers of Gill and Paul as they had sold The Sandrock to new owners. Gill and Paul were both very helpful and Paul carried my wifes bag up to our room. The house itself is old but it has bags of charm... More

Clean rooms and a very good breakfast. Hosts not very accommodating or flexible. Location is great but doesn't make up for the default "no" to any request. Would stay again just know what limitations to expect in terms of customer service
