We live on a working hill farm near Ullswater where we have a bunkhouse, sleeping 8, ideal for walkers, bikers and popular coast to coasters. Some people provide their own food but most of them walk along to Patterdale for their evening meal. Last summer a lot of them spoken highly of the meals served at Old Water View, a... More

Just spent two nights here staying in L'al Gem. Super place with clean, comfortable accommodation, lovely views across the river and a great welcome from Ian and his team. Breakfast and evening meals cooked to order and most enjoyable. A great place for a break and will certainly be returning again. Thanks for a lovely stay :))

Just had an overnight stay here and it really is a "little gem". Unfortunately for us we picked a very cold, very wet and windy day but the warmth and hospitality we received more than made up for the weather. The home cooked food was delicious and cooked to order. The bar is very well stocked and prices are reasonable.... More

Been going to this part of the lakes for years and this year discovered old water view and love it. We stayed in early December and when we heard a room was free for new year booked that in a flash. We had a great and memorable new years eve in the lovely bar (could drink the coast to coast... More

We first visited the Old Water View when attending a wedding at a nearby hotel. Our stay was memorable and we had a lovely weekend in the "Little Gem" which is a converted barn type building separate to the main house. It is wonderful with a stable type front door where you can look out onto the stream below. The... More

Not having visited this area before I wasn't sure what to expect. I wouldn't hesitate to stay here again. I booked a single room and couldn't have been more comfortable. Ian the owner and rest of the staff I met were friendly and professional and made me feel at ease. On the first night I had my meal, soup &... More

A really interesting friendly and enthusiastic owner here. We had the separate accommodation at the rear of the hotel with nice views over the river. It is warm and cosy and has lots of nice touches and will be even better when refurbished over the winter time. If you stay in this room look out for Cyril the ironing assistant... More

Everything about the place is excellent - the staff are friendly and helpful, the food is scrummy, the bedrooms are beautiful with teddies on the beds, the views are superb, the position is fantastic and the cosy bar has a huge assortment of drinks for such a small establishment. Went in January and going back in December twice!

We were booked into Old Water View by Coast to Coast Packhorse, so being newbies we didn't realize that we were going to such a C2C icon and shrine! This is a terrific place. Ian is the most knowledgeable. enthusiastic and sympathetic host you could ever wish for and he runs an establishment which is truly welcoming. We were very,... More

We too took advantage of a half price stay advertised in our local newspaper and used it to stay overnight to celebrate our 1st wedding anniversary. Ian made us feel very welcome right from the beginning. We got to stay in a room called La'l Gem which was separate from the main building. It was idylicc and overlooked the river... More
