This lovely old brick home has two comfortable guest rooms. One, the Rose Room, has an optional second interior bedroom (twin beds) that makes it perfect for families. Guests have the entire ground floor as the host family lives upstairs. In the hallway outside the rooms are a coffee maker and small refrigerator filled with juices and bottled water. There is a cozy sitting area next to the dining room, where hearty breakfasts are served. Nice "extras" at this B&B include wireless Internet access and in-room satellite TV. We stayed in the Rose Room, which had a very comfortable, large bed and French doors leading out to a nice deck. The private bathroom was large and modern, with a huge walk-in shower and lots of fluffy towels. We liked the location outside the small old town of Phelps. There was convenient access to the fast toll throughway, but also nice secondary roads that were better for sight-seeing.
