The Inn keepers are amazing people! We had such a great stay. I couldn't imagine wanting to stay somewhere else. The room was beautiful and they made us feel like one of the family. Location is perfect for all your wine/beer tasting needs.

We would like to extend our appreciation to all of our customers over the past year as we have remodeled our 200 year old B&B to include two new guest suites. The comments have been key to making the guest experience even better. Over the winter we have added cozy electric fireplaces to the new rooms to add both ambiance... More

We were hosted by the Latch Family for Veteran's Day 2013. It was our first stay at a Bed and Breakfast and it was an awesome experience. Their friendliness, beautiful accommodations yummy(!) food and cute dogs were the highlight of our trip. Our room, bed, bathroom, and all of the common areas were super clean. We felt like honored guests... More

Our first stay at this beautiful inn in Phelps, NY. We were welcomed by the gracious host, Doug and Kathe Latch who instantly made us feel right at home. Stayed in the Blue Room which was very comfortable and charming. Did have the opportunity to tour the other rooms in the inn and each was unique and tastefully decorated. Delicious... More

Stayed for Veteran's Day Weekend, when Doug and Kathe opened up the B&B for free to active duty military and veterans. It also happened to be our anniversary weekend, and we couldn't have picked a better place! Stayed in the Bolero room, which was a private, very romantic room. Kathe provided all-natural, locally-made bath fizzes for the 2-person jacuzzi tub... More

Doug Can COOK!!!! Boy can he - and all the tips he gave us he was right on about. Yep - we should not have gone back to the casino. Our thanks (sisters weekend) for a wonderful time. The Inn is a great place to stay and I highly recommend it.

Had a nice stay at this B&B. Kathe accommodated me by making breakfast early so I could leave in time and kept me company as I was by myself. Couldn't have made my stay more pleasant. They have two happy dogs that get excited when I first arrived - Doug and Kathe quickly calmed them down. I would definitely stay... More

We enjoyed our stay - one night while we attended a wedding. The host was very friendly - a substitute since the owners were away. The breakfast good, but not with much choice. The room was clean and spacious. The only negative was the lack of shades on the windows to the deck in the back. An easy fix to... More

Your experience should serve as a reminder to all travelers that when you book a B&B or Inn through one of the networks (such as Expedia or Travelocity) you should take a few minutes and visit the inn's web site. We have worked hard to ensure that our two dogs are featured on our web site. In fact, before you... More

Came down from Ontario on a shopping spree and stayed at this great inn. Great food, Doug and Kathleen were gracious, knowledgeable hosts, and the dogs were fun too. Good base for the outlet malls at Waterloo

We spent a weekend here with our two kids in the Rose suite. There was plenty of room in the suite and we were very comfortable. We enjoyed the 2 dogs on staff. The boys loved playing with them. Breakfasts were yummy especially the puffed pastry eggs and the french toast cassarole. The hosts were gracious and charming. They made... More

Management response:

Thank you for your kind words. People tend to love the wall of windows overlooking the deck and the yard but in the last year the number one suggestion from our guests is for shades on the windows. We are currently shopping for shades that we believe will compliment the decor of the rooms. More
