Four of us chose this B&B to stay over Memorial Weekend - to celebrate my friends 50th. Bill and Lynne were so helpful in helping us plan all the details of our visit! The accommodations and hospitality were phenomenal. Bill and Lynne are amazing hosts- always greeting you and making sure you have everything you need - Lynne is an... More

Returned for my 2nd visit. I was sad to leave. Lynne and bill are so lovely. The house is spotless. In a great location. They are committed to the community. Use as much local product as possible for the awesome breakfasts. I spent six nights last year and again this year. Ask for a recommendation and they have great ideas.... More

I returned to the Oliver Phelps B&B for a fourth time. Lynne and Bill are always gracious hosts. The three course breakfast was delicious, made with food products from local farmers. There is always iced tea and a sweet treat in the afternoon. I stayed in the room, Elizabeth's Retreat. It was very clean, comfortable, bright, and cheery as are... More

This was a perfect getaway for my mom and I. The distance to town/shops and the lake was walkable and much cozier than Geneva on Seneca Lake is. There are even commercialized shops like Starbucks really close by too. You have it all in the "Chosen Spot". I would go back to the Oliver Phelps in a heartbeat! The hosts,... More

We spent a delightful Christmas at this beautiful B&B. Inkeepers Lynne and Bill were what made it extra special. Bill went above and beyond, sending us e-mails of restaurants that were open for Christmas Eve and Christmas dinner, as well as wineries antique shops. They suggested parks for walks and birding. Lynne's 3 course gourmet breakfasts were the best ever!... More

Different things are important to different people, and I like to rate a variety of things so that others can decide for themselves if the rating I give fits their needs and wants. Here is how I arrived at my rating: Friendliness of hosts: 5 star Lynne is more quiet, although not unfriendly. Bill, on the other hand, greeted us... More

Normally we let guest reviews speak for themselves and refrain from commenting. Given the effort that went into this one we have to take some time to say “THANK YOU!” for the kind words about us and the B&B at Oliver Phelps. To help regarding the room tips, our three queen rooms are the quietest (Susan B, Wellington, and Kilkenny).... More

We just stayed with innkeepers Lynne and Bill for our 10th anniversary. Their home is beautiful, warm and clean. They were so accomadating and welcoming. Our room was clean and very comfortable. Lynne and Bill made restaurant suggestions which were delicious. They are so knowledgeable of the area. While Bill kept our coffee cups full, Lynne cooked a five star... More

We stayed at the Phelps house for a long weekend. It was the best B&B ever. Our room was amazing, very spacious, comfortable and beautifully decorated. Loved the fireplace too. The owners were so very nice and friendly. They were so helpful with directions or suggestions of fun things to do. And now to the breakfast, it was the best... More

We stayed here for the weekend, and had a great time. The inn was fantastic....our room was spotless, the breakfast was amazing, great amenities (they have bottles of water, tea, coffee and cookies available), and wonderful hosts. The inn is also conveniently located within walking distance to town. Thanks Bill and Lynn for a wonderful time!
