My wife and I had tickets to a concert in/near the arts district in Kansas City and decided to drive down from Des Moines and spend a couple of days. We looked at a number of different options and decided on the 1812 Overture B&B because the price was right and the location was perfect. Their billing system is a... More

Stayed in Kansas City for the night, and found the 1812 Overture. Very easy to get to off the highway, but no highway noise. Luke met us a the door, and gave us a brief history, and tour of the place. We stayed in the Victorian room, which is very roomy, bright, and a great view. Breakfast is cook to order,... More

We thoroughly enjoyed our three-night stay at the 1812 Overture. We stayed in the Victorian Room, the main bedroom on the second floor which looks out on the front yard. Breakfasts were tasty and cooked to order. Luke and Pedro both were hospitable and helpful in every way. We will love to come back!

A jewel in KC. Really enjoyed our stay at this B&B. Luke and staff were friendly and the rooms adequate for our needs. We did not manage to use the hot tub, but will next time! House is comfortable and the breakfast (cooked to order) is something to look forward to. Conveniently placed for most access to restaurants, nightlife, museums.

If you want a non-intrusive, pampering, elegant and interesting environment, a gourmet cooked to order breakfast, comfortable beds and bedding, fluffy towels and robe, an informative and responsive to your needs manager, beautifully landscape property with flowers everywhere in a fabulously historical home with art ....this is your place. My best friend Jen and I were looking for a hotel to stay at in downtown Kansas City that would be close to the Sprint Center for the Bon Jovi concert. We really wanted to enjoy a hot tub afterward for tired feet and wanted somewhere that included breakfast, so we originally were looking at main line hotels. We weren't... More

My sister, my son, and I go on vacation every year during Spring Break. This year we had the pleasure of staying at the 1812 Overture Bed And Breakfast. The place is fabulous and the people there are warm, welcoming, and interesting. The decor is awesome and each room has it's own theme. The house was built in the 1800's... More

I'm glad we visited KC and stayed here, but ...I guess the only problem the "private bath" wasn't in our room, but down the hall and we had the key. Otherwise, great company, easy walk to union station, fun decor, easy to get to off the interstate. It does have on street parking-but that was no problem either.

We loved staying at this bed and breakfast. The decor is fascinating. Pedro and Luke were wonderful hosts. Being right in the downtown area is a plus, too. I would definitely go back. This place made our stay in Kansas City, already a good experience, all the better.

We have stayed twice at the 1812 Overture, both in the Guatelman room. The house is really fun and jam packed with antiques and knick knacks. Luke and Pedro are great inkeepers, warm funny and great cooks to boot. Love the outside hot tub and the fact that you can bring your dog with advance notice. Breakfast and snacks are... More
