The rooms were filthy. The drapes were hanging by scotch tape. The blankets had holes in them. The bathroom fan was dirty and fuzzy. The shower was near impossible to regulate. This is a difficult motel to rate. Some aspects are good, others not so good. The good: This motel boasts an excellent downtown location, and it's well priced (around $60/night) for the location. This is one of the best places to stay while going to Mayo. It is clean and very close to the Mayo facility. The underground is just next door and across the street. This could be a really neat place, but it's been let go and is in need of lots of repairs. If you're on a tight budget it will get you by, just keep your expectations low. It did work OK for us, but our next trip to Rochester will be spent in other accommodations.

So the skinny on this place is that you get what you pay for. We needed a clean bed, quiet surroundings and easy access to Mayo Clinic, which is exactly what this place provides. Their were holes in the blankets, rust and dirt around the edge of the sink, holes in the curtains, the beds were hard and lumpy. The hotel is older and is fixed up nicely.There was a nice kitchenette which was very roomy. The pool is gone and replaced with an atrium. We have stayed at this hotel three times now and although it's not fancy, it is the best buy for the money you can have near Mayo. It's just a short 2 blocks from the Gonda building. For the money, this was a good place to stay. I needed to be within walking distance of Mayo's downtown campus, and this fit the bill.
