This place was wonderful. The inn keepers are very attentive and warm. Great place and location for the price. We considered other places in the area but this seemed like the best deal for the price. It's less than 5 minutes from shopping and restaurants. I'd definitely stay here again. Don't even get me started on the scones! Sooo delicious

The scones were delicious, the people were down to earth, very sweet. We stayed in the Carraige House, loved the privacy, enjoyed the deck, walking distance to Cracker Jacks AND the beach ~ shopping. Excellent location, fabulous value

I found the Victorianna a bit fussy on arrival( just not my style) , and maybe the edges are a bit worn here and there. Nevermind. The Linden Tree was a joy. Modest, spotless, very comfortable....and don't get me started on the breakfast. The food was just super, even the coffee(!). The Innkeepers are as attentive and easy going as... More

We stayed for a weekend because the price was right. The hosts are genuinely friendly and happy to have you as a guest. They make you eggs to order and everything is delicious. the house itself is a three story old charmer. Rooms and bathrooms are clean and roomy. It is a very short walk to the beach and shops;... First stay last week. VERY old building, mostly well maintained, clean, hosts were more than pleasant and inviting. Room was large, bathroom clean and inviting. At $150, a better value than anything you can get on Cape Cod!!! Breakfast was excellent. There are 42 B&B s in Rockport. We shopped around a bit and found 3 that were as good... More

I've stayed at the Linden Tree Inn several times both alone and with my family and have always enjoyed myself. The place has personality and is clearly well-loved. John and Toby are helpful and accommodating, not intrusive. The rooms are quiet and comfortable, not overstuffed as is often the case in B&Bs. In addition to the grand dining room, there's... More

We were happy with our stay at the Linden Tree in Feb 2013, but it was nothing special. While comfortable, the furniture was old in the second-hand sense and extensions cables snaked across the room to replace sockets. The inn feels like it needs a lot spending on it to bring it up to date.

We stayed at the Linden Tree Inn for a couple of nights and were made very welcome by Toby. She made us a lovely pot of tea on arrival, always a good start for us Brits. The breakfast was excellent with plenty of selection including home made scones (delicious) . The bedroom was adequate although I felt it was looking... More

I'd stayed 4 days at the Linden Tree Inn because I was in Rockport for a special program with Saskia Roell. During the day I was away. The people who run the Inn are friendly and helpfull. The room & bathroom were each day cleaned. It is a traditional Inn with special English cooked breakfast in the morning. I only... More

We've stayed in Rockport many times now - and keep coming back here because it's the nicest place we've stayed. The Linden Tree has character - an increasingly rare commodity these days. This is the antithesis of the pristine but bland, soulless room. Tobey, the innkeeper, is right that the house is just so friendly and relaxing - you just... More
