I have stayed at this motel with my Newf mix atleast 6 times. The staff is friendly the rooms are clean (dated) and cleaned daily, the location in my opinion can not be beat with the dog friendly beach in front of the hotel and the center of Ptown only a 30 minute walk away. Also this is the least... More

Staying off season , mid september, you can't beat the price of $65 a night. Room # 1 at the back, had parking lot view. Wi-fi was good. Small room but clean, no frills. Kind of far from center of town, but quick bike ride. Quiet room. "Beach" across street was a joke. Motel next door has restaurant, lounge, movie... More

In some locations a motel like this would be an average value. In Provincetown it is an excellent value. In addition this motel has a very strong assett. Susie, one of the owners who works the front desk, is the friendliest and most helpful motel staff person I have met. She made us feel welcome. She was a good resource... More

Stayed here Friday and Saturday night and checked out on Sunday. I stayed here with my mother and we both loved this place! The room was clean, the two inn keepers were super nice, and it was quiet. The location is directly across from the bay where during low tide you can go seashell hunting and find so many awesome... More

I am all good with no-frills and inexpensive as long as the room is clean. When I saw the Breakwater web site, noting "if you are on a budget and just need a clean tidy room in a great location", I figured they would fit the bill. I was SO wrong. The walls of our room were stained and had... More

Just wanted to tell all you other regular Breakwater visitors (I've been going for 30 years to this place) that they finally put new windows in and they look (and work) great! They put new rugs in...little funky on the design but very cool. Glad to see that young foreign couple back...Les and Niki. They always have such an eclectic... More

I stayed here with several friends for the week of Carnival. It is just what we needed. Clean rooms, clean and comfortable beds, friendly staff. Clean linens were brought every morning and our rooms were cleaned every day! You can't ask for a better rate to stay in Ptown! It is located a mile from the town hall. Close to... More

Years ago, way before my time, Provincetown was an isolated little fishing village with a reputation for tolerance that suited people whose lifestyles were beyond the mainstream. Then along came the MONEY. Real estate prices went crazy and everyone got an attitude. Good luck finding a decent room for less than $200 per night in season, and forget about staying... More

We were looking for a no frills motel to say in, after a couple of days touring around Cape Cod. We came across this place, and decided to stay the night. We were offered a cheaper room at the back part of the motel, but decided to spend the extra dollars to get a room overlooking the water. The room... More

I was very satisfied with our overnight stay, we did not have unrealistic expectations, the room was small the furniture was ancient, but it was clean and the beach across the street was amazing!! Lesley at check in was very friendly and took a cell phone number in case we needed a call about the dogs, who could be left... More
