Great location, good breakfast, prompt and friendly service from Fred, the owner. FYI to help you manage expectations. Even if we were there off-season you don't expect that the hotel is forever off - season. Have been traveling a lifetime but this was the worse experience. Worn, cold and no charm whatsoever. We stayed over the Summer of 2014. Fred was wonderful. Always willling to offer insight on town. Both Breakfast & Tea Time were always on time, and always warm. We did a nice long vacation through Cape Cod and Martha's Vineyard, and this was the worst place we stayed at. While it's a good location, and you can easily walk to the center of Edgartown, it is sorely in need of maintenance and a good cleaning. Simply perfect. Great breakffast, perfectly located at the center of Edgartown, neat and comfortable. The owner, Fred, makes you feel like at home. The city and its attractions are not crowded on weekdays. Will be back for sure !
