This was our second stay at the Josiah Sampson House, having visited there in 2008 as well. We returned to Cape Cod in part to stay there. The house is charming, clean, beautifully appointed, with wonderful, airy guestrooms and a lovely deck and garden area (where breakfast is served). Richard and Joe are fabulous hosts. Richard's breakfasts are creative and... more

Richard's breakfasts are incredible and Joe could not be more helpful with suggestions for our Cape Cod visit. If you are going to Cape Cod, this is the B&B you want. Maria more

We live on Martha's Vineyard and escaped for a little Holiday shopping and stayed at this charming establishment. Richard and Joe were wonderful hosts and everything was so charming from the player piano to the wonderful breakfast. If you're on the Cape, this place is a must. more

Stayed 3 nights, wished we stayed longer. Richard and Joe are such welcoming hosts, offering us fantastic breakfasts, advice on local and not so local places to see and things to do, as well as faultless restaurant tips. They made sure we had a very peaceful stay. We are looking forward to returning to Cotuit again and staying there soon!... more

This beautiful Inn, located in the heart of Cotuit, is impressive from the moment you walk into the foyer. Not only is it impeccably clean and welcoming, but the period furniture and decor are a lovely addition to this beautiful home. The room in which we stayed was spacious and comfortable, with an attached bathroom that boasted some of the... more

A great getaway choice when we were looking for a spot close to Falmouth. Our hosts obviously take great pride in their establishment and were very kind and gracious without being obsequious. We had a pleasant night's rest in a very private room. Very clean and charming. The bath was immaculate. Breakfast was hearty and delicious on a sun-soaked verandah.... more

This is a lovely old house, beautifully decorated and set, surrounded by flowerbeds, under a huge old catalpa tree. Richard and Joe, who run it, could NOT be friendlier or more helpful and Richard's breakfasts are beyond delicious! The terrace, where breakfast was served, is pretty and cozy as is the rest of the house. My bedroom was large, attractive,... more

My stay at the Josiah Sampson House was spectacular. From the moment I drove to the front door, I knew that I would be taking a step back into the ambiance of old Cape Cod. Richard and his little dog greeted us at the door. The rooms are beautifully restored, each with a private bath. There is air conditioning as... more

My husband and I decided to spend some time on Cape Cod following our son's graduation from Dartmouth College. Graduation was wonderful but hectic...by the time we arrived at the Josiah Sampson we were exhausted. Our hosts were wonderful! They gave us tips about the best beaches. My favorite beach was a small intimate beach just down the street. We... more

The Josiah Sampson House in Cape Cod is one of the most special places I've ever visited. The beautifully restored Victorian house is part of the National Register of Historic Places, and is elegant, quaint and comfortable. The surroundings look like a movie set with perfectly manicured lawns, huge maple trees, a gazebo in the backyard to sit and enjoy... more
