I've stayed at the Breakwater multiple times with my family: husband and three children-older now. We've always have a good stay here. Rooms are comfortable and clean. In the spa building they seem to all overlook the back parking lot with the breakwater behind that. Pros: Very important....ALWAYS clean, fresh smelling and ready upon arrival. music playing and AC on.... More

Upon arriving we were greeted by a very friendly hostess name Jessica. She showed us around the Inn and brought us to our room where the lights were on and music was playing. Our room was extremely large with a king size bed and sitting area. We couldn't see the view because we had arrived after dark. Jessica gave us... More

This was booked a bit more last minute given we were staying Labor Day weekend, but what a lovely place. I was about 8mo pregnant and concerned about stairs to our room, and Melanie advised of two options that could work. We ended up in the Inn King Partial Water View room (located on the second floor of Inn building-king... More

We were warmly welcomed at the entrance by the desk clerk, personally escorted to our room by a young lady who insisted on helping to carry our bags up the three short flights of stairs to our room (no elevator.) The room was huge, with a two-chair sitting area and great views of the river and the ocean. Well stocked... More

Spent a weekend in Kennebunkport and picked this place. Great staff, beautiful views and decent continental breakfast. My only complaints would be very spotty to no Wi-fi and noisy people right outside the inn at 1AM. With no overnight desk staff, there's no one else to call but the cops, and we weren't doing that. But it was loud enough... More

We had planned a westward trip but got kaboshed with government shutdown of the parks so we tried to get a last minute New England vacation planned and signed up with these folks when we knew they had availability during our time-frame What a great surprise. Room and hotel very secluded and quiet, free breakfast included world class and varied... More

We had a great stay here. The rooms are very nice, clean and huge! Molton Brown products which are a treat. The staff was extremely kind and attentive. Lots of amenities like robes and a beautiful fitness center and bikes to take into town. Great location! We had a wonderful stay here and will return for sure.

We returned to the Breakwater in late August and found the Inn to be fresh and redecorated. Our room in the main building had a nice view and quiet air conditioning. Everything was clean and fresh. The continental breakfast included an egg offering; we had the quiche and it was great. The center of Kennebunkport is about a 10-15 minute... More

I can't believe all the negative reviews. In addition to the excellent location, our room in the spa building was extremely spacious, attractive and clean. The service was warm and efficient, and the included breakfast was bountiful and delicious, overlooking the river area of K'port. We also had dinner at the hotel's restaurant, Stripers; it was good food in a... More
