First, this hotel, to be kind, needs an upgrade. Wallpaper in the bathroom was wrinkled and peeling in a corner by tub. King rooms have one (yes, one) drawer in the entire 'suite'. Positives: Close to action in Lawrence. friendly staff and manager. helpful. Larger rooms. decent pool.Good breakfast. Stayed last weekend for a reunion. 40-yr old Moms, eager to have a drink at old haunts and feel young again. Professionals, well read, well traveled from all over. We arrived later in the evening, exhausted from a very long road trip from South Dakota. Getting to the hotel is a bit intimidating, as it is right downtown. Hideous interior and cell service is difficult. "Breakfast" area is a joke on the weekends. Room quality is not even average. You feel like you're going into a sub-terrain world. Carpet in our room was filthy and there was a damp stench in our rooms.

The location is great and walking distance to the shops on Mass street, service is A+ and everyone is friendly and helpful. Sad to say, though for $150.00, not good. The bathrooms must be better repaired, updated and remodeled! Could not bring myself to shower here. This hotel is very standard. Room is nice, with separate kitchen/workspace corner and sofa, which I like. Used to live in Lawrence, KS. We visit quite often, and have found this hotel to be the best in town, due to it's location and quiet rooms. Walking distance to Mass Street, one of the best downtowns in America. Great food and shopping choices within 2 to 6 blocks from the hotel,
