If you want to be right by the springs your hotel options are limited.We picked it because of its location to the thermal baths. We did get renovated rooms that had new carpeting /bedding. A little overpriced for what it is. Showed up at 5:30 and was told they did have rooms, but had to sit around and wait while they checked to see which rooms were clean. Room was small but fine for one night. Wouldn't stay more than one, and probably wouldn't stay again.

Grumpy check-in girl was just the beginning!! Dirty rooms, cold showers, mouldy bread at breakfast... Need I go on? The dinner at night in the restaurant was really good and the ONLY good thing about the place!! It's tired and dirty and needs a lot of $$ spent on it to make it close to ok!

I heard owner saying they just bought the place and fixing up. I agree it is in work in progress. I'm sure it'll be very nice place in few months.... Biggest complain was their breakfast, it was sad. But I'm sure it'll be fixed soon.

1st visit to Pagosa Spring was July 2013. We picked this hotel due to the proximity to the Hot Springs. I was able to walk for coffee and farmers marketing. Walking distance to the springs, tubing, restaurants, it's all about location. The breakfast was decent. We would stay here again. Staff was friendly and helpful.
