Not spectacular. Good things: Off street parking, good bed, clean, good breakfast. No street noise, but I could hear my neighbor snoring and my wife could hear me speaking in the dining room when I went for coffee. Decoration could use a bit of upgrading. "Snacks" were not much unless you like 7 up, popcorn and granola bars.

This is definitely my new go-to place when visiting LA. No more chain hotels for me! I stayed at this lovely B&B while visiting my son, a USC student. This is a cozy little bed and breakfast. Really enjoyed the stay. Very quiet, surrounded by plants.Clean. Wonderful breakfast and innkeeper Patsy and her daughter Tracy are a delight. Plan to stay again next time i visit the city. Highly recommend!!!

Loved my stay here, with the privacy and comfort of the house, and warmth and friendliness of our host. It feels just like a family home. Patsy's The inn at 657-- is a simple unfussy spot to stay in the Figuoroa area just outside Downtown LA and across the street from MT St mary's College and close to USC. They serve an abundant breakfast and they have a lounge and back space to relax.
