The positives - the Inn is one street back from the beach and in a quiet area of town. We stayed in Room 5 which was bright, nicely decorated and very clean. The bed was extremely comfortable. The inn was built in the 1920s in an area which is now residential. Apparently remodeling is somewhat hampered due to zoning. That said, it's understandable that some major remodel has not been done. This is a nice Inn within walking distance to the beach and ocean. It's out of the main stream of Carmel town in a quiet residential area. The house is nice in a beautiful location one block from the beach, but it's not one of the more charming houses of Carmel. My mom and I stayed in one of the rooms without a view, but it's a super cozy room with a king size bed. Room is definitely not big enough for 3 people, but for two, it is perfect. there is tea and cookies daily between 5-7 pm. there is a "fireplace" in the sitting/dining area. there is one television in the games room/ library. the breakfast was lovely and filling and served graciously. This is a hotel quality B&B. Impeccable service, nice specious rooms and excellent cooked breakfast. The beach is just a 2min walk but the city center is a bit far to walk (but absolutely doable if you're keen). I only regret not spending more nights here...
