The only reason I give this hotel a 3, is its stunning setting. It is in an a beautiful garden right on the river with two 11th and 12th century pagodas in the garden. Exceptional location but needs a complete in-depth heavy maintenance. Darks rooms, with little furniture (wardrobe not exceeding 50litres) and no room safe. Bathroom not clean enough, requesting renovation, some taps were leaking first least a few months. Probably bette value for money outside !

Hotel in the Old City set amidst ancient pagodas and directly on the Irriwaddy River. Lovely setting. Large spacious rooms we had a junior suite with an outdated but functional bathroom. I wouldn't recommend this hotel. While the location is central, the grounds and the views nice, the rooms are in dire need of an upgrade. Three of us stayed here two nights Dec 28 and 29. My wife and I stayed here 10 years ago and were very impressed, so I booked again for this trip. The view from the restaurant is great and the location is very convenient but the room was a little smaller and more "tired" than expected. Also, no king bed as booked. This place is pricey but worth it! The breakfast is amazing and rooms are fantastic. The location is awesome, right on the water. The staff are outstanding and the pool is totally amazing. I would suggest this place to anyone who can afford it.

This is a tough place to review, because the location and the layout of the grounds have so much potential. Overall, however, the hotel feels a bit old and worn down, and is not a particularly good value (even for Bagan/Myanmar).
