Great views over the river from all the rooms in this charming Georgian B&B in lovely Kelso. The breakfasts are to die for - from enormous kippers to the "full Scottish" - and the hosts and staff are so friendly & helpful. We can't recommend it highly enough - especially if you like great views, golf and/or fishing.

A really nice upmarket B&B. We had a really enjoyable stay at Duncan House, made to feel so welcome..such a lovely place, with all the period details just quite right. Thanks for a lovely stay in the beautiful Teviot room - we very much enjoyed the fabulous views across the river to Floors castle, the four poster bed and the lovely bathroom with a huge deep bath. We were disappointed about the review relating to dog hairs but to be honest it was a previous labrador (also called Susie) who was yellow in colour and the hairs showed a bit more. We remain dog friendly and are unashamedly so. Jeff & Kate More

What a bed and breakfast should be - beautiful, stately house overlooking the Tweed river, exquisitely furnished - and a made-to-order full Scottish breakfast in the morning - highly recommended for anyone looking for a quiet stay on the road from Edinburgh through the Scottish Borders to St. Abb's Head and the coast.

Just spent 2 nights here (cheviot room/4 poster bed) and we had a lovely time..very welcoming and beautiful house! Tried black pudding for the first time :) ..... Lovely birthday treat for myself ...if u ever want to sell duncan house AND i win the lottery..call me!!

Stayed here on a wednesday night. Only to have the added bonus of street parades and fireworks. The b&b is located minutes walk from all the pubs and shops. Depending on the way you look at it you were either fortunate that your trip coincided with Civic Week or unfortunate that you were exposed to the parades and the fireworks. Our small Borders Abbeys Way hiking group stayed one night at the Duncan House. The five of us in three rooms had the run of the house for the night. We stayed for one night at the end of June and really enjoyed ourselves. It combines the history of the building with modern comforts and an excellent breakfast and atmosphere in the communal dining room. The views are to die for.
