Just spent 2 nights here (cheviot room/4 poster bed) and we had a lovely time..very welcoming and beautiful house! Tried black pudding for the first time :) ..... Lovely birthday treat for myself ...if u ever want to sell duncan house AND i win the lottery..call me!!

Stayed here on a wednesday night. Only to have the added bonus of street parades and fireworks. The b&b is located minutes walk from all the pubs and shops. Our small Borders Abbeys Way hiking group stayed one night at the Duncan House. The five of us in three rooms had the run of the house for the night. We stayed for one night at the end of June and really enjoyed ourselves. It combines the history of the building with modern comforts and an excellent breakfast and atmosphere in the communal dining room. The views are to die for.

Very well furnished and appointed. Reasonable sized room with very good quality bed. My room was quiet. Well appointed bathroom, everything worked. Central position in Kelso. Helpful proprietors. Tremendous breakfast.

The livestock next door is a constant bugbear we endeavour to keep it under control by negotiation with the owner of the fowls but are not always successful. Please accept our apologies. The price for this room reflects the restricted view and occasional noise problem. More

We stayed one night on the way south from NW Scotland. We had a text from the owner to give us the code to obtain the key for entry, and were happy with that. Rooms were comfortable, with plentiful tea & coffee etc, and proper milk in the fridge, rather than long life stuff! Breakfast was excellent, and pleasantly served.... More

The room has changed since you stayed - we have been able to get the original cornice repaired and repairs to gale damage to the roof mean that we can crack on and redecorate the staircase. More
