Although I'm posting this review about Duncan House almost four months after staying there, well - that says something about our trip. Just wanted to thank Jeff and his team for a lovely holiday: great location, beautiful Georgian house, thoughtful service and attention to detail, and may I say, Jeff - it was just the place to wear a hat!... Thank you for your kind review. Your stylish approach to the breakfast table had me thinking that you were going to a wedding, it transpired that you just like wearing hats! A first for us. You kept it rather quiet that you run a hotel yourselves - please contact us so that we can look you up. Jeff & Kate More

I booked in for two nights as I was attending a sewing workshop nearby. I was texted the morning of my arrival with details of how to enter the property using the key-safe! I was left written instructions about my room etc.(This was a daily pattern as notes were left for other male guests arriving.) That night when I couldn't... More

I have thought long and hard before responding to this review on account of the fact that I was very disappointed to see the comments made. It is made very clear on the Duncan House web site that I do not live on the premises but roughly 100 metres away. It is the only way for me to ensure some... More

Deep apologies for my late submission of this review. This is in no way a reflection on this excellent establishment. We stayed here for one night in August with our teenage son and occupied the family "Tweed" room . The room was wonderful, with amazing views of the river and Floors Castle. The staff made us most welcome and Jeff... More

Hard to imagine there is a better place to stay in Kelso. Lovely quiet room with views of river and excellent breakfast. Traditional decor with bath too. Great after a hard days cycling. Very central with parking to boot. Would definitely stay again.

We stayed at Duncan House at the end of July 2014, arrived to a very warm and friendly greating from the Host, who upgraded our room to the best available! Our room was very clean and comfortable with fantastic views over the river and castle! Breakfast was delicious and served in the beautiful period dining room, even my fussy husband... More

Great views over the river from all the rooms in this charming Georgian B&B in lovely Kelso. The breakfasts are to die for - from enormous kippers to the "full Scottish" - and the hosts and staff are so friendly & helpful. We can't recommend it highly enough - especially if you like great views, golf and/or fishing.

I like the location as well. This property used to be a very run down B&B with up to five beds to a room when I first visited around 20 years ago. It became an ambition to acquire the view and now weve got it and can share it with our guests. Kate & Jeff More

A really nice upmarket B&B. Our host couldn't be there to greet us, but made really good arrangements to ensure we could get into our room, access fresh milk etc. Beautiful building with great view over the Tweed, only a minute from the market square in Kelso. Really nice idea to serve breakfast around a dining table, meaning you got... More

We had a really enjoyable stay at Duncan House, made to feel so welcome..such a lovely place, with all the period details just quite right. Husband has stayed before as part of a fishing party and it was no less perfect than he remembered. Jeff and Kate are truly great hosts. Food is wonderful and sitting at the table just... More

Always pleased to hear from guests who have returned. We try to make the house as comfortable as your own. I recently commented to a guest that it was meant to be the sort of place where you could feel that you were able to relax and walk about in your socks, sho stood up from the table and showed... Thanks for a lovely stay in the beautiful Teviot room - we very much enjoyed the fabulous views across the river to Floors castle, the four poster bed and the lovely bathroom with a huge deep bath. As others have commented, Jeff and Kate were extremely welcoming (with a G&T/glass of wine) and hospitable, and gave us lots of advice... More

We were disappointed about the review relating to dog hairs but to be honest it was a previous labrador (also called Susie) who was yellow in colour and the hairs showed a bit more. We remain dog friendly and are unashamedly so. Jeff & Kate More

What a bed and breakfast should be - beautiful, stately house overlooking the Tweed river, exquisitely furnished - and a made-to-order full Scottish breakfast in the morning - highly recommended for anyone looking for a quiet stay on the road from Edinburgh through the Scottish Borders to St. Abb's Head and the coast.
