OK guesthouse. Room was reasonably clean on the surface, but look in the drawers or under the bed and hmm... Room was barely freshened up after 1st night. Breakfast was good, but you needed to give your plate a good clean as the 'major refurbishment' that is going on at the moment means that all the plate settings that are... More

Very basic, noisy and yes mould around the shower and on the ceiling. Mike not very friendly. We stayed in another b and b in Westleton the following night and what a difference and it was cheaper!

We stayed here for 2 nights in August whilst travelling around the UK visiting relatives. Having driven for hours and delayed in traffic, we arrived around 9.30pm! We were greeted by the wonderfully friendly owner who helped us settle in quickly and was so helpful in calling and reserving us a table at a nearby restaurant. The next morning he... More

Was greeted with a very warm welcome and informed about the local attractions and amenities. Breakfast is good with a choice of cereals/fruit and full English cooked breakfast. The room was bright with a modern flat screen tv. The location is very central, perfect for visiting Saffron Waldon and the surrounding villiages. I would definitely visit this Guest House again... Stayed in the notorious Room 2. (should have read the reviews FIRST) Very dirty, ie.-window sill thick with dust, disturbed a spider in the bedside cabinet, shone a torch down the back to see if I could see him, but soo thick with cobwebs, could only just make out the old bottle top on the floor.Inside the cabinet thick with... Stayed at the Archways in early Feb as were visiting a friend in nearby Newport. We stayed in room 4 (the big suite room with double bed, sofa bed and en-suite) and found it to be very comfortable. There were 3 of us in the room but plenty of space and our friends stayed in another 2 rooms, all said... More

Stayed 28th & 29th January. The heating was only turned on when we arrived in the afternoon and was turned off at night. The bedroom was very cold, it was -4c outside. The second night was a bit warmer, but still the heating got turned off again. Bathroom was shocking, walk in shower had black mould on the tiles and... More

Indifferent welcome. The room was very noisy, as it was located in the archway, near the road. It was dreary, with mismatched furniture and a bleak bathroom, and it didn't strike us as over clean. Breakfast was reasonable but very impersonal (the gentleman serving us was talking to two friends at the same time). Generally, the service was dire -... More
