Excellent value for money. Simple yet decent spread for breakfast. Staff friendly and tries hard to comunicate in English. They accomodated our request to store our big luggages when we checked out to go to Tachileik. Good location - plenty of street food literally at your door step.

Nice clean hotel. Convenient location. Plenty of food stalls nearby. But not worthwhile going over to Burma. The immigration officers demand 500 bahts per person to chop your passport. I believe its pure extortion. Hope the in-coming government can do something about it.

MaeSai is basically a town built on both sides of a major road leading to the border with Myanmar. Piyaporn place hotel is conspicuously situated on the west side of the main road about 600m from the border. It is easy to find and looks grand from outisde. I have stayed in Mae Sai a number of times and used to use the Top North, but that has deteriorated and I think the Piyaporn is now the best in town. Stayed one night here for a day trip across the border to Myanmar. Clean and friendly hotel. This is a budget option, but it suited us perfectly. Easy and interesting walk to the border. This hotel is not far from Thai and Burma border . Price was reasonable . Easy to go around and night market is just there . I really like the place . Staff are so friendly and helpful . Room is very clean and non smoking room . I was enjoying stay there . Highly recommend this place .

This hotel was in a great location to explore Mae Sai and the markets. The restaurant offered Thai and Western meals. 7/11 located across the road. 2 Star Hotel-Just know what you are getting into. Family of 4 stayed here as a part of a 2 day/1 night Golden Triangle tour out of Chiang Mai. We were told it is the nicest hotel in town. We had expected the hotel to be nicer than it was. The lobby was pretty and the free breakfast was nice but the rooms were not stellar. The bathroom especially was disappointing - the shower would either give scalding hot water or freezing cold. Not exactly what you were looking for after a long day of touring. Good location close...
