Cozy room, beautiful relaxing garden, my mom enjoyed a lovely massage in the room, absolutely delicious breakfast & a great location! Short drive to downtown & the lake. Tressie worked so hard to get my mom & I in for busy Mother's Day wknd & has lots of fun stories, too!

This cozy bed and breakfast located in Austin is a treasure. My wife and I started our honeymoon road trip here and had an amazing time. The accommodations are top notch and the breakfast is to die for. Know that the true treasure of this bed and breakfast is the owner, Tressie. Be sure to take the time to get... More

We had a very nice stay at this B&B. The rooms were extremely clean, the breakfast was good...and the service was exceptional! It was close to the UT campus and centrally located. We stayed in the single bedrooms that share a common area, which worked out great since the area was shared by family members. I am not sure it... More

We chose this b&b because hotel space in Austin was booked up due to the F1 Grand Prix. I am so glad we did, our visit was much more interesting because of it. The location was great, and the room perfectly nice, but the real treasure was Tressie the owner who made sure we had a great time, arranging take... More

We had a great experience at this bed and breakfast. Tressie, the owner, does a wonderful job meeting individuals' needs. The rooms are very clean, and the breakfasts (we had 3) were bountiful and varied. In our group of 8, she accommodated the needs of a vegan, a diabetic, and a few ravishing carnivores. She is easy to reach, eager... More

I definitely have mixed feelings about this b&b. I had problems reserving online, and had to call twice to make the reservation. The rooms were very clean and updated. The first room had a shared sitting room, but there was seating, a microwave, and refrigerator in there. So, there is really not other useful indoor space besides the room. The... More

First, thank you for taking time to review your stay. We are always happy to hear that people enjoyed our breakfasts, and that they noticed how clean their rooms were. We are sorry that the AC went out in your room during your stay, however, we hope the upgrade to a suite made it easier. We wish to clarify two... More

My stay at the Carriage House Inn was wonderful and I asked for the Danielle room but Tressie, the very friendly owner updated me for the Garden suite, with a nice living room and kitchenette inside, and a lovely bedroom and bath! I had to move one night to the next Robin suite, so for all this, she gave me... More

Enjoyed our stay but would have liked more flexibility over the time for breakfast at weekends. Our room was comfortable but being q very old house noise from other rooms. We were between seasons weather wise so cold one day and hot the next. There was no way to control each room's temperature.

I knew that I was in for a fine stay when I booked. Tressie (pronounced "Treesy"), the friendly owner, upgraded me to the Garden Room (a more expensive, much larger space) when I could not book the room that I wanted. When I arrived in a nice residential neighborhood near the UT campus, I found a fine koi pond (large,... More

As a single woman traveling, the Carriage House Inn, was just the right fit. I visited Austin to visit my son, and the Hayden room was very accommodating, with a private entrance and parking space. It felt very home like and a perfect atmosphere for visiting, instead of a hotel room. Tressie, the owner, was very friendly and helpful-she made... More
