For a Ryokan that offers no included meals and no in-room onsen, there is little that can salvage the experience. The atmosphere lacks authenticity and the lobby doesn't feel like an inn or hotel at all. The bathrooms weren't exactly clean and the beds weren't particularly comfortable. I took the Yasaka Shuttle Service from the Kansai Airport and it sent me directly to Gion Sano without stress. Stayed at the ryokan for 2 nights. The location of this Ryokan couldn't have been better, in the centre of Gion with it's array of temples and idyllic streets. In the heart of kyoto typical neighborhoods, near the biggest attractions of the city. This ryokan with several floors, is more big than usual ryokan but the family is so nice, and the room so clean, it's not matter. excellent value for money.

Fabulous location with family owned ryokan on a quiet side street but in the heart of Gion area, with gorgeous traditional wooden buildings, shrines and temples very close by - not to mention a few pretty Maiko who were seen in surrounding streets.
