I stayed for one night, it's okay but nothing special. Bed was too short for an over 6 footer, ac is very noisey throughout the night. Stayed here 2 nights during roundtrip in Oman. This hotel is one of the rare budget options in Nizwa, but still pretty expensive. Breakfast was basic but ok. Rooms quite spaceous but spartan. I stayed for 1 night while visiting Nizwa centre. The hotel is in a good location about 10 minutes drive to the centre. There is some parking outside, but this seemed to get full quite often. The only positive note is the location, not too far from town (all hotels in Nizwa are out of town). The rooms are lacking maintenance, ants and small spiders are roaming freely. This is a good, basic hotel which is clean and with good-sized rooms. We stayed two night (they did not clean the room during our stay). First thing first, accommodation in Nizwa certainly does not come cheap. For the amount that we paid for this guesthouse, we could have easily stayed a 4 star hotel in other cities. Location is far from the center as all the other hotels. Rooms are far from fancy... just don't expect much and you will be save. Matrass and sheets are clean. As it is next to a fast food restaurant our room smelled a bit to fries. The orange juice in the morning breakfast is great!

The hotel room was clean, the shower was hot and quite powerful (for Oman) and the staff were helpful. OK FOR THE price being this Oman, a bit far from the centre but you can get there by cab for 200 b. and you have to bargain. little breakfast in the morning, clean room and relatively c lean bathroom and kind people working there, but nothing special.
