We stayed here for 3 nights in the new annexe called niche place. They have electronic security and good wifi. We had rooms with an adjoining door which was good if a family with children. If you don't mind staying a little away from the center this is a nice, quiet and clean guesthouse with traditional Thai architecture. This is definitely not a party place. Reading the reviews, there's really no pleasing some people! This was such a lovely guesthouse, with a nice pool and friendly staff. We paid next to nothing for the rooms and were so surprised at how nice the place is! Yes the rooms aren't very sound proof, but it's hardly party Central so you shouldn't have a problem. Well recommended

I chose this place because it was cheap and rated as "the best deal in northern Thailand" by Lonely Planet, which is far from the truth. It's cheap, so you get what you pay for.
