we stayed only one night. Our room (2) was clean and had a very small balcony. The location is good close to clock tower and five minutes walk to Night Bazaar and bus station. We spent three night here and really enjoyed it. I traveled with my son and his wife so had two rooms. We chose not to have cleaning every day, but they carefully brought us our two bottles of water and clean towels. The hotel is well located to explore Chiang Rai on foot. We chose this hotel due to the recommendation in Lonely Planet. We had trouble making a reservation since there was no working website or email adress available. So we just walked in. This was a chance find for a room for the night, but we were glad we found it. It had real hot water and great ac and a great room, Close to everything in town. Very clean, comfortable and friendly. We had a standard room (600 Baht) which was quite spacious. Spacious bathroom. New looking furniture. Fast wifi. Very nice lobby. Breakfast (included) was simple but good. Off street parking. Only about a 10-15 minute walk from 'downtown'. Some good coffee shops nearby. Very friendly and happy staff. Lovely little hotel with very sweet staff. It's a bit of a walk from the centre of Chiang Mai but is perfectly manegeable. Very clean and well taken care of, the fridge came in very handy and the wifi worked well. Good value.

We stayed here for three days. Its a great value. The room was well furnished (looks new) and very clean. Nice lobby with comfortable and cozy sofas. Room was clean and staff were polite. No microwaves in room, but did have small refrigerator. The bed was hard but comfortable. Free breakfast was free but very basic.
