Rooms are fine but the cleanliness was not good (especially not for this price range). Dust everywhere, bathroom wasn't clean. Especially for 25$ (which is a high price for Luang Prabang) I can expect cleanliness. We had the front balcony room and paid $60/night, including breakfast. We were here for a week: Nov.7-14,2011. Yes...the location is a 10. Lovely street and a walk to everything. Great position with breakfast on the deck overlooking the Nam Khan river. Good sized room with large bathroom with good water pressure and reliable hot water.
