Decent enough; the beds were comfy, but the bathroom was a disaster. Zero ventilation, and it was so mildewy that I was scared to open the door and using the toilet was a trial. The room itself is very basic but I guess you get what you pay for, feels like a prison cell with bathroom that needs a lot more scrubbing, frequent powercuts fried my phone (chinese brand but still..). When I arrived at around 5AM, they allowed me to check in straight away, which was great. The breakfast on the rooftop is a lovely way to start the day. Rooms at 22 USD/double/night is good. Breakfast is good on the roofterrace and the rooms are clean and are big enough. Reception people are friendly and help with bookings (they booked us a bus to Hsipaw).

This is by far the cheapest accomodation I've booked in Myanmar so it may be suffering by comparison.
