This is a lovely hotel in lapad. Only a few minutes to the beach and the bus to old town is about a minute around the corner. Hotel is located on a pedestrian promenade lined with lots of bars and restaurants. Staff very friendly. Rooms are a decent size but fairly basic although very clean. Breakfast is sufficient and fresh.

We loved our stay at this lovely former mansion. The rooms are pleasant, the grounds are spacious and inviting, the staff - and particularly Annamaria - are so very knowledgeable and helpful, and the location is ideal for neighborhood restaurants and easy access to the historic city. Beautiful looking hotel and great location. Excellent value, helpful and friendly staff. Had a great meal in hotel restaurant too. Will definitely go back in the future. Wished We had longer on this trip.
