It's a B for two reasons: First, there is "bed", but no "breakfast." Second, it is nice, but not great. One oddity: The proprietor was rarely on the premises. Plus: great location, quiet...we ran the A/C all night and never heard anything else. Neg. not the cleanest, from the coffee pot (no breakfast served) to the shower and sink area. Do not think of the Inn as a B&B. It is only a B.

Stayed there for an overnighter while enjoying the nightlife of Annapolis. Clean, comfortable room, no complaints at all.
