This place is reasonable value for Burma ($30 for tiny double room and shared bathroom - crazy expensive compared to anywhere else in SE Asia!). Good place for backpackers! Simple, a nice breakfast, clean towels and a super friendly staff. The average price for a room in yangon is 30$. You won't find anything that's cheaper, or it's old and dirty. I would really recommend this place. They speak good English and help you with booking bustrips or hotelreservations.

I never write negative reviews but felt this warranted. We were looking to save a few dollars on our last night in Myanmar so chose this hotel. After a few weeks in Thailand/Laos, Yangon was a real culture shock, and I suppose Mother Land Inn 2 was as well. Small hotel, so noisy as the door and window seemed not work. Just some choices of egg for breakfast. Not worth. The room was smell, no hot water. The wifi only offered around the lobby,but too week to use. I will not come back this hotel
