This is a relatively small, family run hotel next to the Palace grounds. Consequently security is tight and access to the hotel is via a 100 yard lane that has guards and a barrier at one end. Recommended by a friend, this is a brilliant spot. An oasis is a great description. Quiet and removed from the busy streets Only a short walk to the Royal Palace. We did eat here - and enjoyed it. Beautiful pool. Lovely staff. Seems like a regular spot for some family visitors to Phnom Penh.

Great location near by main attractions. nice room (second floor) and good restaurant in beautiful garden. Staff was super helpful and everybody spoke English. Tuk-tuk -price list at reception was helpful. We loved it!! Be kind to wonderful cats:)

Phnom Penh is a fabulous exotic, teeming, mad city. It is a joy to visit, but occasionally it is good to have an oasis of calm in which to digest, relive and enjoy all that you have/are seeing and experiencing. That is where the Kabiki comes in. We had a great experience at this hotel. The location, rooms and staff were great! Family-oriented and with a beautiful garden and service. The hotel is part of a broader group, which includes Butterfly Cruises in the Mekong. The hotel recommended me this option to celebrate my son's birthday and we had a wonderful time!

The Kabiki is truly a little Oasis on the hectic City of phnom penh. It has a nice pool area and nicely decorated rooms. Good comfort and clean. Very good location just a few minutes walk from the riverside area. Very friendly staff that sincerely does anything to do your stay a pleasant one.

The location, staff and child friendly environment are the main pluses of this hotel. Although it is central to most of PP's sights, it is down a quiet, secure street. We booked to stay at The Kabiki for the location. Yes, it is well located - close to the waterfront, many tuk tuks available (although you need to walk 100 meters away to get to them), close to places to eat and attractions. Stayed here for a few nights. The grounds are meticulously kept and the staff will do anything for you. Extremely private, extensive gardens, beautiful pool area and clean, contemporary rooms. Staff were diligent, helpful and friendly. At times hard to leave and head back out to the streets!
