Budget hotel. But the price was awesome. Got a "promotional deal and got a fan room for only 400bht a night. But it is VERY HOT one little Fan didn't cut. If you want to get any comfort opt for a/c. Stayed here for 10 Nights and it was fantastic staff were helpful, the location was a bit of a walk from the main city centre but besides that our time here was great clean facilities, air conditioned rooms.. nice rooms, clean aswell. the staff is friendly but are trying there best to get more money off you. it does not bother me. I stayed here for 1 night after my jungle trek. The first thing that I noticed how different this place was compared to the pictures. Food was overpriced. Our family of 4 stayed in this hotel in March 2015. We found the hotel clean, comfortable, and the staff to be very helpful. We chose this place for the average price (400baht for a double room when you arrive at the train station) and the nice pool. Also the rooms are clean. Nice pool, adequate place. Staff was pretty attentive. Come on a bit strong with initial rules. No room visitors, etc. Breakfast is ok. Had two stays here, and both times, put on the fourth floor with no elevator. Very convenient to the Sunday night market.

We arrived in Chiang Mai without a place booked. There was a lovely poster at the train station information with this guesthouse. The pictures looked great. The rate was really good.
