I really enjoyed my stay here. We arrived really late, but the staff was still prepared to make us something to eat. The staff was really friendly and helpfull. The rooms are fantastic, all teak but there is airco, fridg, vault, television. It is located at the river ping.

My 12 day stay was marred only by hyper-sensitive American guests who I witnessed complaining frequently and loudly about everything and nothing. Property nice for exclusively gay clients here with beautiful decor. However, a few cons about this guesthouse. 1. Not in heart of Chiang Mai downtown. 2. No walking distance restaurants nearby. 3. I did not stay but visited the sauna as a guest and also managed to book a massage on arrival, which was lucky as there was only one masseur on duty. Enjoyed 5 nights at One Seven. Splendid Thai service. The 130 year old guest house is remarkable as must be the bills for maintaining it to the standards that are beautifully maintained.
