We didn't go to the restaurant part of it, but we did stay for one night. The staff were nice, but it really is quite run down and very messy with their laundry and restaurant stuff all over the show. We could have paid 100 baht extra for a substantially better place just around the corner (which we did). We had our air con unit not properly connected with drainage so we had to listen to it dripping into a bucket all night. The shower is above the toilet which was really weird and annoying because then the whole bathroom gets wet and I'm unsure about the sanitary side of things. The bathroom also had a strong sulphur sewerage smell. I get it that it is a cheap place to stay, but considering that you don't need to pay that much more for a considerable upgrade around the corner, I'm not sure I would have even paid as much as we did.

Good location in the middle of the old town, just to take a step out in the middle of the Sunday market. Lived here for 11 nights. Very nice staff and owner. Rooms are as expected. Musch value for the money!

We stayed here for 3 nights an didn't really know what to expect for the low price we paid. Turns out we couldn't have chosen a better hotel for what we wanted, the location was brilliant with so many places to eat and markets nearby. The hotel was very clean and the staff were really friendly. We will definatly be booking here again for our next visit!

Pretty straight forward room to rent. Everyone was friendly and helpful whenever we had questions. The rooms are simple and clean. The shower is just a sprayer in the same room as the toilet, typical of many Thai spots. No complaints.

As has been said before, this is a simple hotel. You enter by walking through the little restaurant. We were on the fourth floor which was good as it was quiet and light. The fourth floor was not great after a long day when you are tired. Climbing the stairs gets old. The bed is typical for Asia. They provide plenty of water. The bathroom is the shower and it drained a bit slowly, but never flooded into the bedroom. Overall, it was clean. The location is great. There are good places to eat nearby. It is a short walk to a number of temples. If you set your expectations for a 2-star hotel, then you will not be disappointed.

We found this place by accident and absolutely loved it! The guesthouse is located on one of the main streets in the old city. The wifi-quality is one of the best in Chiang Mai for those of you working. The customer service was amazing. The receptionist speaks english very well. They clean everyday. It's part of a chinese food restaurant but you would never know it. I saw other reviews where guests felt they paid too much. I would recommend walking in and negotiating a price.

We decided to adventure ourselves and went looking for a room in person. We visited different places in Old City and most of them had rooms available due to the season (June) but there was one in particular that stole our hearts: Hotel The California...such a lovely place. The place has a restaurant downstairs, it could be considered a guest house. The manager speaks English. The rooms were clean, the staff was 10 out of 10 = friendly, consistent, respectful. A/C and Wi-fi were powerful. Fair price. Gorgeous second floor balcony. Location was my favourite part of the deal, right in the heart of the Old City and the Sunday Market happens right at the front door. Will recommend this place always!

The owner David and hotel staff were very welcoming and informative for my short stay in Chiang Mai. Accommodations are simple, however, very clean and comfortable. The owner assisted in taking me to Emergency room to get a puncture wound looked at and cared for. Location was great in all regards, very close to airport and within walking distance of all sights necessary to see in the old town. I would recommend this hotel for any type of traveller.

We enjoyed our stay here very much. The hotel is centrally located and the owner is very friendly and knowledgable about the city. The Sunday Market was particularly fun because it passes right in front of the hotel. Would highly recommend.

David and Tip made my stay in Chiang Mai awesome! They helped out with everything I needed. The hotel was perfect for the price. I would definitely stay here again. The location is great, right in the heart of Old City and the Sunday Night Market is right outside the front door of the hotel. I would definitely suggest this hotel!
