I didn't pick this place, my travel companion came up to Chiang Mai a day before me and found this guesthouse. For 650 baht a night we got air conditioning and breakfast. This place is a bit quirky-- yes there are linoleum floors. It's very clean though and has a very friendly vibe. The front desk people were super nice and friendly. I stayed there with my friend for three nights, twice. I stayed in the Baan Jaja Guesthouse for 4 nights in november 2014. Found the guesthouse because the one we originally booked (awana) only had one night available. Really glad we had to move! Very nice people, great atmosphere. Basic rooms, but good enough. And including breakfast. Definitely would go back!

The lady is very kind (which is quite unusual in Chiang Mai), and the place is globally very cool, with a main terrasse including beds and hamocs to chill out. Also, breakfast is amazing. But unfortunately my room was not great at all: noisy (I think I was next to the global air con system), old sheets, everything is depressing.... More

I'm very careful about the places I stay when I travel. I do a lot of research (mostly on Tripadvisor), and am generally not too surprised about the state of accommodation I see. Bann Jaja is located in the perfect spot. It's about a 2 minute walk to the bustling Sunday Walking Street but far enough away that it won't keep you up if you are needing to sleep.
