Great location, found lovely restaurants- peppermint, cooking love and farm story house. Cooking school baanthai around the corner and a great common area with seats and hammocks. Also very good wifi. Very basic, hard beds and bathroom wasn't great, but you get what you pay for and this was very cheap for our stay.

Stayed here for a while, because it had everything we needed (except of a pool) and it is located right in the middle of everything. The location is very convenient - in a quite Soi of Rachadaemnon where the Sunday night market is happening. A lot of Restaurants, Bars, massage options and anything you need around. What made this guesthouse nice was the very friendly staff, especially the two ladies that work in the morning. The other thing I really liked was the location. 住了兩天,房間就在一樓,外面就是公共區域,還不錯當時的住客都滿尊重的不會大聲喧嘩。雖然房間設備簡單,但是這個價錢已經沒有什麼好抱怨的了,不過在房內看到有些螞蟻需要小改進。有提供茶包咖啡冰箱微波爐給大家使用,房內沒有吹風機要去櫃檯借,櫃檯不是24小時,所以晚入住的人要先聯絡。地理位置非常好,就在塔配門旁邊巷內,很近但又不會聽見馬路晚上熱鬧的喧囂聲。巷內還有好幾間小餐廳,大家也可以試試吃 Stay for 2 nights. everything is good for this cheaper price. Cleaning is good but there are a lithe ants in our room. Public area is in front of rooms so better watch out soundproof if you really care about this point. Okay first things first, the wifi is amazing here! Not only is this guest house in a perfect location, cheap, clean, tidy and well set up, the staff are so friendly and incredibly helpful!! This is excellent budget accommodation located on the east end of the old city and close to several highly rated restaurants and other amenities. Staff are very friendly and keen to help. We were there during hot season so recommend spending an extra $10/night for A/C.

Me and my boyfriend stayed at Baan Jaja for around 3 weeks, whilst in Chiang Mai. Everything was done with such warmth the we felt like a family. Thank you so very much, everybody from Baan Jaja! This was a refreshing place to stay after being in Bangkok it had a lovely large air con room with separate toilet and then a shower room also very large.
