Stay for 2 nights. everything is good for this cheaper price. Cleaning is good but there are a lithe ants in our room. Public area is in front of rooms so better watch out soundproof if you really care about this point. Location is excellent, 5 minutes away Tae Pae gate by foot. Staff is ok, friendly but few... More

Okay first things first, the wifi is amazing here! Not only is this guest house in a perfect location, cheap, clean, tidy and well set up, the staff are so friendly and incredibly helpful!! Located just behind the wall in the old city, the location is perfect for the Saturday and Sunday markets and is about a 15 minute walk... More

This is excellent budget accommodation located on the east end of the old city and close to several highly rated restaurants and other amenities. Staff are very friendly and keen to help. We were there during hot season so recommend spending an extra $10/night for A/C.

This was a refreshing place to stay after being in Bangkok it had a lovely large air con room with separate toilet and then a shower room also very large. It was clean and were left bottles of water everyday complimentary and also free tee and coffee in the chill out area. The wifi is the best we have had... More

I didn't pick this place, my travel companion came up to Chiang Mai a day before me and found this guesthouse. For 650 baht a night we got air conditioning and breakfast. The front desk lady was extremely nice and spoke more than adequate English. The room is very bare with just the twin beds and a dresser. They say... More

I stayed one month at Baan Jaja. I just love the place! The women at the reception - Kitty & Jaja - are very nice. Their English is amazing. They always ask me how was my day. They don't try to sell your tours (as other places can be very annoying about it) but if you want to do it,... More

This place is a bit quirky-- yes there are linoleum floors. It's very clean though and has a very friendly vibe. The front desk people were super nice and friendly. It's in a perfect location really close in to all the action, but down a quiet alley. Breakfast was nice for the price point. There was toast, hardboiled eggs, ham... More

I stayed there with my friend for three nights, twice. We came back while staying in Chiang Mai because the room was nice enough (colorful), clean, fairly cheap and you get 2 bottles of drinking water everyday. Nice and comfortable lounge area, where you can help yourself with free coffee and tea. There is small fridge as well for guest... More

I stayed in the Baan Jaja Guesthouse for 4 nights in november 2014. Conveniently located, just three minutes walk from the Rachadamnoen Road (= the famous Sunday Walking street) and the songthaew stop at the corner. Rooms are very simple but functional. The room price includes breakfast which is ok. Staff is very friendly and helpful as well, but sometimes... More
