The lady is very kind (which is quite unusual in Chiang Mai), and the place is globally very cool, with a main terrasse including beds and hamocs to chill out. Also, breakfast is amazing. But unfortunately my room was not great at all: noisy (I think I was next to the global air con system), old sheets, everything is depressing.... More

I'm very careful about the places I stay when I travel. I do a lot of research (mostly on Tripadvisor), and am generally not too surprised about the state of accommodation I see. Bann Jaja is located in the perfect spot. It's about a 2 minute walk to the bustling Sunday Walking Street but far enough away that it won't keep you up if you are needing to sleep. I guess you get what you pay for with rooms at $10 USD a night - the floor was covered in sticky linoleum and the wood around the window was rotted, allowing bugs to come in during the night. Thank you for your kind review. Thailand is in the tropical zone and the temperature could reach 40 degree in summer. It is not normal that people here insulate their rooms. We stayed here for a week, were welcomed warmly by helpful staff and felt at home very quick. The breakfast / lounge area is open, relaxing and mostly you find someone to talk with here over a cup of (free) coffee or homegrown green tea. There is a large bookshelf and some Thai magazines to enjoy in hammocks or sofas.... More

If your on a budget but want to be located central this is perfect, we found getting around really easy! Fab location just near the Tha Phae gate, rooms are simple but comfortable. There is a small communal area and they provide free drinking water and tea/coffee. This is a pretty good place to stay, in the old city centre and next to the walking streets. Enough facilities, all self service but the garden (common room) was pretty nice. The rooms are small but do the trick for a good night sleep and a good shower.
