The hotel is cheap, clean and in a great location. Staff are very cold and never smile, the windows are not proper windows that close and the place is very noisy as all rooms face onto the communal / breakfast area. Someone starts sweeping the floor at 7:30 and tourists decend on the breakfast area at 8:00 so don't expect... More

We booked this hotel and paid well in advance (several months ahead). However, when we arrived at the reception, we were told that there are no available rooms. Just like that! We are experienced travelers, but this happened for the first time... They have to do something with their internal coordination urgently. Advise: even is you have a confirmed booking,... More

We would like to express our sincerest apology for what happened. It is our fault to book one instead of two rooms for you. Normally we e-mail guests about a week before to greet them and ask about their check-in time to make sure that proper check-in process is arranged. We now manage the bookings even more strictly. Again we... More

We stayed for 7 nights in late December 2015 including Christmas Day. The staff are friendly and helpful. We arrived very late due a delayed flight but they waited until 8.30pm to check us in. The young ladies on the reception speak a little English and the owner speaks excellent English. The owner told us about a great free Photographic... More

I can't rave enough about the great location of Baan Jaja. Located a short walk from the East gate, there is a good restaurant, cooking school, massage place and even a yoga studio just minutes from this guesthouse. It is also located by the street of the Sunday walking market and other major streets. Everyone at the guesthouse was wonderful.... More

First of all, any bad reviews I've realized come from people who have way too high of expectations. This is a guesthouse, a step up from a hostel and that's exactly what you should expect. The check in and out is very easy. If you're coming in super late or early make sure you let them know. They make that... More

We decided to stay here for 3 nights after reading the good reviews about it. We still cant work out what the fuss is all about - if we hadn't already paid, we would have left and not looked back! We arrived late as our bus was later than expected, and were immediately handed a list of rules including 'don't... More

Thank you for your comments. Running a guesthouse has its 1-year cycle. We receive good reviews, then guests come with high expectation. Not everything is as expected, guests leave disappointing or bad reviews. And most negative reviews start with “we decided to stay here after reading good reviews,” blah, blah, blah. Then more guests come and are satisfied, thus better... More

The location of this hostel is unbeatable. It is in a beautiful quiet street (with at least 2 amazing thai restaurants right next to the hostel) in the center of all the action. Everything seems to be around this hostel: the best cooking classes, sunday market, great massages, bars, temples, box stadium. The rooms are not pretty, but they are... More

Simple no frill Guest House, rustic look within the Old Moat itself. Friendly people handling the check-in. Room got all the basic. You choose aircon or fan room, slight dif. in rate. Very near to Tha Pae Gate and surrounding lots of eateries and street food. Joining the day sight seeing tour convenience , lots of choices to choose. If travelling... More

After reading really good reviews about this place on tripadvisor, I decided to book several days here. It has a great location, good breakfast and really good wifi. As a solo traveller, I was incredibly thankful that a friend just happened to be in the area during half of my stay here. There is very little atmosphere and after a... More

Thank you for your comments. We are sorry to hear about the mosquitoes. Should you inform us while walking past our office countless times during several days of your stay, we would have fixed it right away. We are pleased to inform you that those two cruel mosquitoes were now executed by gas poisoning (Shelltox, we believe), and will never... More
