I stayed her twice in May, I do have mixed feeling about this place. The rooms are big in size and the rooms at the back are really quite which is great and the price is brilliant. I looked at a lot of cheap rooms in Chiang Mai, some are so scary it is not funny. Lucky I had time to look at a few. This one is quite clean and the upstairs rooms have a bit of a view even. So I would recommend getting a upstairs room at the back away from me the road.

The place is clean and the price is fair. The staff is friendly. The guesthouse lacks a bit in charm. There is free breakfast in the morning, but nobody told us and saw it once we were leaving. It is within the centre with a lot of good and cheap food and drink places around.

The guesthouse is 2 mins walk from the night food market and surrounded by anything you could need: bike and moto rentals, loundry, shops....the lot The room we were given was huge and had a small terrace on the street on the 2nd floor. We had a big clean room on the 4th floor. When your a light sleeper don't accept a room with balcony at street side. We didn't mind. No cleaning, I asked for toilet paper and clean towels, they brought them immediately. The best part is the location, good restaurants, night markets etc. nearby. Prime location, amazing customer service, the girl at the reception really helped us choosing the best package tours at discounted prices. The only problem with the room was the slight smell of sewerage we had for our first two days of stay, just in the shower room. Smell apart, cheap and totally recommended!

The place is realy nice because of its location. It's in the old city but also close to the nightmarkets. All with a walkingdistance.
