We stayed in this place for 3 days and it wasn't a really good experience. I would definitely find another place to stay next time I visit Chang Mai. Some rooms are very noisy, try to avoid the ones with windows on the street if you want to sleep. We found several times some cockroaches and spiders in the room.... More

The neighbourhood has a great mix of restaurants, bars, cafes, and small art galleries. The place is welcoming with wood floors, comfortable rooms, and an excellent staff. A bit outside the city centre, but not a problem at all. The staff gave great advice on site seeing and sorted us a motorbike rental. Will stay again.

The place is pretty cute and has an old charm feel to it. And by old charm I mean you walk up these steep wooden steps that are kind of slippery to a small room with a real key for the double doors. The furnishings are all basic and simple. Sounds charming...but... There were mushrooms growing out of the floor... More

Nice stay for two nights. I like the old house and how it was decorated. The price is a bit costy compared to other places because there is no breakfast included. Also, the location is pretty far from a convenient store and food street vendors. Mostly it is surrounded by fine dining restaurants. It may not suit those who travel... More

Absolutely loved this place. Comfortable, clean rooms with lots of charm located across the Ping river and walking distance to markets and city gate. The hosts were very helpful and eager to make our stay a pleasant one. Will certainly return. Mary from the US

This guesthouse was chosen for us by a friend with many years experience of visiting Chain Mai and choosing hotels. We were charmed and delighted by his decision. It is located within easy reach of the center of Chiang Mai with plenty of local life around it including the Temple and grounds behind it. Our room was delightful, quirky and... More

That was the first time I traveled alone in Chiangmai and tried bed and breakfast style of accommodation. It was a good experience to me. Bussaba Bed&Breakfast is located in a good location where you can still find local life of Chiangmai and at the same time you can enjoy the modern tea house just a few meter away...their decoration... I stayed at this B&B in October for 6 nights as at the time of booking had good reviews on T/A and not knowing much on Chiang Mai city, location etc. The location is on the other side of the Ping river and it and crossing is accessible by footbridge when it wad open- closed due to flood warnings so... We booked for 10 days & paid for this B&B in advance. This is a mistake we will never make again! The room we were given was just at the top of the stairs, it had no windows except one which looked out over the staircase, so no natural light at all. Also the room did not have a wardrobe... More

My boyfriend and I stayed here for only one night as it was booked out for the other nights, we would have stayed as long as we could. The atmosphere was fabulous and relaxed, the details around the building were perfect, we had amazing mint local made soap in the bathroom. The staff were amazing and friendly and helpful. We...
