Great value for money, staff are very friendly and helpful. On site restaurant/ bar and swimming pool make it a great place to laze around as well. Huge storage room for your bags on check out also. In the reception area there is information on practically every attraction in Chiang Mai and you also get a good price on motorbike... More

This place was much more expensive than others and not worth it. The staff was very nice, but the rooms weren't. Our hot water didn't work and the beds were among the worst I've experienced in Thailand. We stayed in less expensive places in better locations that were much better. The pool is a bonus, but it was small and... More

It annoys me how unappreciative some people are. I'm 17 and had a blast. I mean it's not the plaza but what do you expect? If you wanted a fancy hotel you should of booked one. People moaning about not having a fridge in their room. I mean c'mon. I thoroughly enjoyed my stay here. Rooms were clean enough, bed... More

We planned to stay here for a week but on seeing our original room (double with ensuite and fan/ green style room) we were dissapointed and it was not what we were shown on the website we booked (hostels.com); the bedding had a hole in it, there was no fridge as described, the door didnt lock and although we had... I paid abut 13usd a night in September during the low season. I had a room on the 4th floor and the view was great. No AC, just a fan and a big double bed with no TV, fridge. It was not bad at all. Also it was close to everything like Tha Pe gate and the night life places... More

I have used this guesthouse several times, and when I lived in Chiang Mai, I always sent family and friends to stay here. The location is A1, walking distance to so many restaurants, bars and attractions but in a quiet street. Can get a basic room from only 400b (about $14US) for what is basically just a room for sleeping.... More

Value guesthouse, but eeverything was fine! Clean big rooms, friendly staff at reception who let us check in early and out late. lovely restaurant/cafe downstairs. We experienced couple of problems like the shower smelling of sewage (this disappeared after letting it run for ten minutes). we also had lizards in the room. however the benefits far outweighed negatives. would definitely... We stayed here twice during our 6 month trip - once at the beginning and once on returning to Chiang Mai at the end due to what we thought was a good deal online. We paid roughly the equivalent of £7 GBP on a standard double room - the rooms were basic to say the least, but perfectly adequate for... More

I have stayed at the Royal Guesthouse several times, both with my family at Christmas and with my partner for a longer stay in Chiang Mai. It's authentic, the staff is very friendly (not sure whom some other reviewers met) big rooms, swimming pool, central and very cheap! Try to find a place for 200 bath near the night bazaar... More
