I found a reference to this place on Trip Advisor when planning the next leg of my journey within Thailand. It is a budget option which, (on this holiday at least) I am trying my hardest to stick to. I arrived in Chang Mai on the day train from Bangkok which takes 12 hours. This was a great way to... More

We stayed at the hotel for 2nights. The room was small,AC had no control, bathroom was not very clean. You could hear items dropped upstairs like they were coming through the ceiling. Also a lot of door slamming all night long. No place to hang your clothes. Better accommodations can be found in the area for the same price.

Huge hotel that has seen far better days. Would have been quite something back in the day but now is slowly being rundown. Room was quite big, everything worked but in a functional way. It was ok but I wouldn't stay again

Stayed here for a week and loved it! The rooms are basic and nothing special but very clean. The cleaners came in every day to empty bins and change towels and mop the room and bathroom. Hot shower every day. Not a bug in sight! The bed was big but not comfortable but we still had a good sleep, all... More

The rating AVERAGE is at the boarder to POOR. The Guesthouse is very run down, but the location and the cosy open entrance-lounge-bar-pool area makes me rate it Average. The room I had, was with a fan only and no air-condition, which is ok in November. And I learned to live for 2 weeks with no refrigerator. But 7-eleven is... More

This is budget accommodation (around $10/night for a double ensuite fan room) so don't expect much. I prefer Ampawan but The Royal is a perfectly acceptable place. It's quite large and the building is old (the rooms could do with a new coat of paint) but the place is clean and is cleaned daily. They also have a large open... More

The guesthouse from the main road looks like an absolute dive but when you walk up the driveway and enter the lobby it's actually quite pleasant. If you want wifi at all you'll have to sit downstairs though. The room itself was big and in ok condition- cleanish looking bed with a not so cleanish looking bathroom. Then again that's... More

Good location and Chiang Mai is awesome. This guesthouse is dodgy, though. Some of my stuff got stolen from the (locked) room. It's really loud, and really outdated, but you get what you pay for, I guess

Old, dirty rooms, no elevator so if you're on the 6th floor enjoy the stairs. No refrigerator in room, hot water doesn't work. The only thing possibly going for it is price, but you can do far better for the money in Chiang Mai.

Easy, clean, comfortable, very nice and kind people... IT is in a very good position and near to the old city! Free wifi in any floors but doesn't Work very well. It's possible to eat something at the Cafe but we haven't eaten. There is also a swimming pool..
