I have used this guesthouse several times, and when I lived in Chiang Mai, I always sent family and friends to stay here. The location is A1, walking distance to so many restaurants, bars and attractions but in a quiet street. Can get a basic room from only 400b (about $14US) for what is basically just a room for sleeping.... More

Value guesthouse, but eeverything was fine! Clean big rooms, friendly staff at reception who let us check in early and out late. lovely restaurant/cafe downstairs. We experienced couple of problems like the shower smelling of sewage (this disappeared after letting it run for ten minutes). we also had lizards in the room. however the benefits far outweighed negatives. would definitely... I have stayed at the Royal Guesthouse several times, both with my family at Christmas and with my partner for a longer stay in Chiang Mai. I know it's cheap but there's cheap and cheerful and then there's cheap without the cheerful! Bed sheets were dirty, one had a hole in, towels didn't smell clean, shower wasn't exactly sparkling, no wifi in rooms. On the plus the staff were lovely and the pool was nice.

Really friendly and helpful staff. Rooms are very basic but have all you need. The whole hotel needs updating big time but for the money we paid it was more than adequate. Not too far from the main attractions either.

The hotel is very cheap and very close to the night life, night bazaar and Thapae Gate. The staff were very friendly and helpful, the rooms are cleaned every day. You can also leave your bags in a locked room after check out if you have a later flight/bus so you can go off and walk around for a bit.... More
