My husband and I arrived early by train and we got to the guesthouse at around 9am. The staff greeted us with a smile and offered to check us in early at no cost. The guesthouse does need a fresh coat of paint everywhere and needs to do a major trim to the plants hanging down from balconies. the room... More

We stayed at the hotel for 2nights. The room was small,AC had no control,bathroom was not very clean. You could hear items dropped upstairs like they were coming through the ceiling. Also a lot of door slamming all night long. No place to hang your clothes. Better accommodations can be found in the area for the same price.

Huge hotel that has seen far better days. Would have been quite something back in the day but now is slowly being rundown. Room was quite big, everything worked but in a functional way. It was ok but I wouldn't stay again

Stayed here for a week and loved it! The rooms are basic and nothing special but very clean. The cleaners came in every day to empty bins and change towels and mop the room and bathroom. The rating AVERAGE is at the boarder to POOR. The Guesthouse is very run down, but the location and the cosy open entrance-lounge-bar-pool area makes me rate it Average. This is budget accommodation (around $10/night for a double ensuite fan room) so don't expect much. I prefer Ampawan but The Royal is a perfectly acceptable place. The guesthouse from the main road looks like an absolute dive but when you walk up the driveway and enter the lobby it's actually quite pleasant. Good location and Chiang Mai is awesome. This guesthouse is dodgy, though. Some of my stuff got stolen from the (locked) room. It's really loud, and really outdated, but you get what you pay for, I guess

Old, dirty rooms, no elevator so if you're on the 6th floor enjoy the stairs. No refrigerator in room, hot water doesn't work. The only thing possibly going for it is price, but you can do far better for the money in Chiang Mai.
