The best thing about the room is it is in a great location. You can walk to everything downtown from it which is really nice. This hotel looks so nice from the outside, the rooms are basic but bug free. The staff are really helpful and gave us loads of advice. I really dug the whole esthetic of the royal guesthouse. It's in a really cool old building, there's a pool and a great area to meet people and chill in the lobby area. Great athmosphere, nice sitting area, pool (although didnt use it). Small bar/restaurant. Central enough to walk to most places. Helpfull staff. I had a room far up, which is cheaper and more quiet, you also have the view of chiang mai.

Initially booked the hotel for 2 nights, but extended to 8. Staff were always helpful, and very polite. Decent room, and the hotel is nice as a whole. Excellent wifi, and a small pool. Really good location too. Would recommend as a very good cheap option, and would stay here again if in Chiang Mai.

My husband and I arrived early by train and we got to the guesthouse at around 9am. The staff greeted us with a smile and offered to check us in early at no cost. We stayed at the hotel for 2nights. The room was small,AC had no control,bathroom was not very clean. You could hear items dropped upstairs like they were coming through the ceiling. Also a lot of door slamming all night long. No place to hang your clothes. Better accommodations can be found in the area for the same price.

Huge hotel that has seen far better days. Would have been quite something back in the day but now is slowly being rundown. Room was quite big, everything worked but in a functional way. It was ok but I wouldn't stay again
