Value guesthouse, but eeverything was fine! Clean big rooms, friendly staff at reception who let us check in early and out late. lovely restaurant/cafe downstairs. We experienced couple of problems like the shower smelling of sewage (this disappeared after letting it run for ten minutes). we also had lizards in the room. however the benefits far outweighed negatives. would definitely... I have stayed at the Royal Guesthouse several times, both with my family at Christmas and with my partner for a longer stay in Chiang Mai. I know it's cheap but there's cheap and cheerful and then there's cheap without the cheerful! Bed sheets were dirty, one had a hole in, towels didn't smell clean, shower wasn't exactly sparkling, no wifi in rooms. On the plus the staff were lovely and the pool was nice.

Really friendly and helpful staff. Rooms are very basic but have all you need. The whole hotel needs updating big time but for the money we paid it was more than adequate. Not too far from the main attractions either.

The hotel is very cheap and very close to the night life, night bazaar and Thapae Gate. The staff were very friendly and helpful, the rooms are cleaned every day. You can also leave your bags in a locked room after check out if you have a later flight/bus so you can go off and walk around for a bit.... More

I liked the location, but the building was a bit older. The staff here are super friendly was helpful in booking a thai cooking class for me. The pool is super nice and refreshing. Its in a good walking to the night market. And close to the river.
