I paid abut 13usd a night in September during the low season. I had a room on the 4th floor and the view was great. No AC, just a fan and a big double bed with no TV, fridge. It was not bad at all. Also it was close to everything like Tha Pe gate and the night life places... More

I have used this guesthouse several times, and when I lived in Chiang Mai, I always sent family and friends to stay here. The location is A1, walking distance to so many restaurants, bars and attractions but in a quiet street. Value guesthouse, but eeverything was fine! Clean big rooms, friendly staff at reception who let us check in early and out late. lovely restaurant/cafe downstairs. I have stayed at the Royal Guesthouse several times, both with my family at Christmas and with my partner for a longer stay in Chiang Mai. I know it's cheap but there's cheap and cheerful and then there's cheap without the cheerful! Bed sheets were dirty, one had a hole in, towels didn't smell clean, shower wasn't exactly sparkling, no wifi in rooms. On the plus the staff were lovely and the pool was nice.

Really friendly and helpful staff. Rooms are very basic but have all you need. The whole hotel needs updating big time but for the money we paid it was more than adequate. Not too far from the main attractions either.
