The room was cleaned and bedding refreshed each day & bottled water supplied, everything worked as it should A/C hot water, WIFI etc.. , our free breakfast was ordered every night and was served within minutes of sitting down each... Nice staff, clean and nice toilet/shower. Good airconditioning, and free bottled water in the room. Scooter rent available at a fair price and good company. This is recommended even though this place is centrally located. Also the balcony with slight temple view was a bonus. Would book again.

I stayed here for one week during a six week trip in Thailand. Positives 1) Location- in the Old City near Wat Chedi Luang and Chiang Mai Gate market 2) Large, modern cement bathroom 3) Free wifi in the rooms and strong air conditioner 4) Bike rental available (30 baht per day) and laundry service Negatives 1) Breakfast not included... I selected this guesthouse due to the positive reviews, however I did not have a great experience. The guesthouse is in a good location, although there are cheaper hotels with more amenities closer to the centre of the old city. The staff were very helpful and friendly. However the air conditioning and hot water in my room were both not... More

Pat's is in a perfect, convenient location, right in the old city, walking distance from anything you could need, and most things you could want. The staff is so warm and welcoming, you will feel right at home. The stairs up to the rooms are steep, but the staff will take your bags up for you. Rooms are newly renovated,... More

Pat's is centrally located in the old city. Everything was within easy walking distance, Wat Chedi Luang, couple of other temples, the night Market and some great eating out places. Close by you have a local market as well, so a number of street vendors selling some great food and tastiest passion fruit juice ever. The Hotel was clean and... More

The location is centered in the old city, nearby to everywhere. I stayed 2 nights in third floor, highest floor facing temple, great view from balcony. There is street noise but not very annoying with sliding door closed and aircond on. A little tiring climbing the narrow and steep stairs, so try to get second floor if possible. Nice facility... Pat's is fantastic value in the mid price range. The rooms are neat and tidy and have a fridge, air conditioning (that works) and TV with international channels. Pat's is perfectly located close to the major temples and to restaurants. The reception is unfailingly warm and welcoming and Apple makes you feel at home.
