Though its price is a little higher than the last guesthouse I stay in old town, I would recommend this place to stay because of friendly staff and comfortable lobby. I also appreciate they always send breakfast quickly, thus I would not delay my schedule.

Believe it or not, I was once worked @ Pat's Klangviang Boutique Guest House in Chiang Mai back in late 2008 for 4 months. Only has 9 rooms in antique-style yet uniquely mixed with modernism. There is nothing inherently wrong or bad about this guesthouse. I stayed there for 3 nights having booked it ahead of time based on reviews. We stayed at Pat's Klangviang for 4 nights in December 2014. The staff was amazing - they helped us book trips and transport, made tons of phone calls for us, and really went out of their way to make us feel comfortable. We had a good stay, room was small but had everything you needed from basic things (hot water) to good speed internet and a safe. Staff were helpful and willing to help. Definitely a good place to stay in Chiang Mai and it deserves the good reviews it got so far.

Our stay was perfect at Pat's. It is nice, clean and comfortable place in a great location with a friendly and helpful staff. Breakfast on the patio facing the Wat was a sublime experience. Chiang Mai is an awesome place to visit for the New Year. Would definitely return and highly recommend.

We had a great stay here. The guesthouse is all wood, which feels very authentic and lovely. It does have a lot of stairs, so older people should be aware.
