I selected this guesthouse due to the positive reviews, however I did not have a great experience. The location is centered in the old city, nearby to everywhere. I stayed 2 nights in third floor, highest floor facing temple, great view from balcony. There is street noise but not very annoying with sliding door closed and aircond on. A little tiring climbing the narrow and steep stairs, so try to get second floor if possible. Nice facility... Pat's is fantastic value in the mid price range. The rooms are neat and tidy and have a fridge, air conditioning (that works) and TV with international channels. Pat's is perfectly located close to the major temples and to restaurants. The reception is unfailingly warm and welcoming and Apple makes you feel at home.

Pats is located in a great part of Chiang Mai's Old City quarter. The management was really nice and very helpful. The rooms were quiet clean and very functional.
